AI Makes What You Already Know Worth More

AI is the most useful thing to arrive in this business in a long time, and it is getting better every few months. If you have spent years learning how to read a market, the next few years are going to be a very good stretch for you.

Here is why, and here is how to start putting it to work today.

Start With What It Already Does Well

You do not have to wait for the future version. Right now, the tool is excellent at the work that used to eat your afternoon.

Grunt work compresses. First pass comps, pulling and organizing numbers, reading through long documents and handing you the three lines that matter. An hour becomes five minutes, and you get that hour back for the parts of this business that actually reward your attention.

First drafts get easy. Offer letters, listing copy, a note back to a seller. Give it your voice and your facts, then edit. Starting from something beats starting from a blank page every time.

It will argue with you. This is the most underused feature. Take a deal you already like and ask it to make the strongest case against. It will surface the thing you talked yourself out of noticing. That is worth the subscription on its own.

It explains itself. Ask it why it reached a conclusion. You get a look at the reasoning, which makes it easy to tell a solid answer from a shaky one, and you usually learn something in the process.

What’s Coming Is Even Better

The direction all of this is heading is genuinely exciting.

Instead of typing questions the way you type into a search bar, you set parameters and let the application watch for you. Tell it what a motivated seller looks like in your world and let it tap you on the shoulder. A divorce filing. A new job in another state. A bankruptcy. A pre-foreclosure. Even a water shutoff, which quietly says a household is under pressure.

Notice what that is tracking. Not the property, the person. The decision to sell dirt, or a house, or an office building almost always starts with something happening in someone’s life. That information lives in databases outside the assessor’s office, and a lot of them exist today.

Valuation is even closer. A property came across our desk at $649,000. First move, always, is the immediate market. The house next door had sold for $1.3 million three weeks earlier, and several unrenovated homes down the block went for about the same. Thirty seconds on Zillow and Redfin and we knew we were looking at a great deal.

A model can run that comparison now. The version worth waiting for is the standing order: watch every listing in the country, and when one prices 40% under what the surrounding sales support, light up my phone.

That is a real advantage, and it is close.

Your Screen Is What Turns an Alert Into a Deal

Every one of those tools hands you the same thing: a property and a number, fast. What you do in the next sixty seconds is where the money is, and that part is pure skill. The good news is that it is a learnable skill.

Here is an example of the screen in action.

A funding request came to us on raw land in a niche fly-in community in Florida, carrying a $568 per month HOA fee. Nice property. The question is never whether it is nice.

First question: who buys this from you? They need to own a plane, want Florida, accept the rules that come with a community like that, and be happy writing that check every month. That is a small, scattered pool of buyers, and a small pool means you need to be patient.

Second question: what does patience cost? At $568 a month, a year of waiting runs about $6,800 on top of taxes.

Third question, and this is the one that decides it: what is the velocity? How many properties are available there, and how many actually sold in the last 30 days, 90 days, and twelve months. When a lot is listed and very little trades, you have your answer. A strong exit is what makes a purchase an investment, and velocity is how you measure the strength of that exit before you commit.

One more confirming signal: the current owner was selling for roughly $30,000 under what they paid three years earlier, because the carry had caught up with them. When the person who already owns it is telling you what it costs to hold, listen.

Four questions, about ten minutes of work, and you have a confident decision. That is the whole screen, and once you have run it two hundred times you run it on instinct.

Worth adding, since it comes up constantly: high fees are not the issue by themselves. If a rural subdivision charges $150 a year so somebody keeps the gravel level and plows in winter, that is a well-run neighborhood and it has no effect on how fast property sells there. What you are reading is the size of the buyer pool and the pace of the market, and the fee is just one clue pointing at both.

Where the Screening Belongs

A question we get all the time: how do I filter HOA properties out of my mailer?

Easier than that. You do not have to. HOA status is not clean or consistent data across counties, and your area screen is already doing this job. Choose markets on availability and sales velocity before you download anything, and areas like the one above never make your list in the first place. Anything unusual that slips through gets caught in due diligence, phase one, before real money is committed.

Mail broadly into markets you have qualified, and let your process handle the exceptions.

Why This Is Good News for You

When finding gets fast and cheap, the value moves to reading. Knowing a market has no velocity. Knowing what a fee is really telling you. Knowing what to say when a seller picks up and mentions in the first thirty seconds that they lost their job and are moving back east.

That knowledge comes from having watched real estate move in waves and recognizing the shape of something on sight. It took you years to build, and it is about to be paired with tools that let you apply it a hundred times a day instead of ten.

Every alert that fires is worth more in your hands than in anyone else’s. That is a pretty good position to be in.
