Researching a property to see if it conforms to the 8 “A’s”, obtaining purchase agreements and other documents, calling various county planning, zoning, building and tax departments is crucial to confirming facts about the property you are working on.
This leads to a smooth and successful Acquisition and future Sale with no surprises down the road.
Teaching your TC how to do these skills will save you time and benefit your workflow leaving you time to obtain more transactions.

How Many Mailers Does It Take to Secure a Land Deal?
Generally, it takes between 7,000 and 9,000 mailers to initiate a transaction with over 50k in gross margin. However, the success of your mailer campaign hinges on various factors.
- Target Area Selection: Ensure your chosen areas pass the Red Yellow Green test. Seek feedback from peers in our group to assess your zip code selections and RYG test for validity.
- Experience Matters: With extensive experience in sending millions of offers, I’ve learned that continual adjustment of mailer content is crucial. Seek peer review within your Land Academy group to refine your mailer for optimal results.
- Seller Identification: Your potential seller’s perception of you matters. Consider how your online presence, particularly your website, influences their decision to engage. Ensure your presentation resonates with your target audience.
- Quantity vs. Quality: While more well-executed mail is advantageous, success isn’t solely reliant on volume. Aim for a balanced approach and evaluate your mailer yield annually for refinement.
- Phone Response: The proficiency of the individual answering your calls significantly impacts your success. Consider leveraging the expertise of peers to enhance your phone handling capabilities.
- Pricing Precision: Personalized pricing is paramount for a successful mailer campaign. Dedicate sufficient time to pricing and seek validation from peers like Jill to ensure accuracy.
- Financial Outlook: Correctly executed mailers can yield substantial profits. With proper execution, a mailer campaign can potentially generate significant returns, translating into lucrative financial outcomes.

Newbie here – Just wanted to post a quick note for the new newbies. Did my first mailing (only 2400 pieces) in mid-October. The response was overwhelming – turned down 12 properties and committed to 5 to buy. I only concentrated on 1–5-acre parcels to get my feet wet and to understand the process.
