Community Support & New Member Momentum
Becky wrote, “Everyone, joining the group from Lubbock, Texas. I work full time as a real estate appraiser, but I wanted to diversify, and I stumbled onto Land Academy. I would love to be able to connect and partner up with other members as I gain experience and learn the ins and outs of this niche. I look forward to learning and taking some action.” I have a couple of people who replied there.
Welcome, Becky, because we have a long success history of people in real estate joining our group and doing well, because you’re not cold starting from zero.
Are these three other people with the same thing? They didn’t reply to Becky, right?

Another one, Alex. This is just nice. Just some hello notes. I’m getting the hiccups here. Alex wrote, “Everyone, I just joined from Fairfield, Connecticut. I started my land investing path last November, so it’s been about four months. Just starting to feel like I’m getting traction on the buy side with a few deals in the works. Looking forward to getting to know you all as I unlock new nuggets of knowledge and work through the program now with support.”
Good.
Taryn wrote, “Everybody, just getting started and grateful for everything you’ve shared up to this point. This knowledge base has shortened the learning curve tremendously.”
That’s mission accomplished for us.

That’s cool. Thank you and welcome. We’re glad you all are here. That’s our group. It’s great. It’s like once you get in and you’re like a fly on the wall, a little bit, and you’re watching the room and figuring out, “These guys help each other.” You start asking questions. You get what you need, and you realize that’s his group, and then you’re going to be helping the next guy. Three months from now, there’s going to be somebody brand new that you’re going to go, “I stumbled with that too, and I can help you.” It’s just so great. We have a good, awesome community.

Coaching Success Story: From Disorganized To Streamlined Business
I thought that just this week, we would provide one-on-one coaching along with all kinds. We have high-level all the way down to self-study, and then the middle way of one-on-one coaching, all optional if you want it. Sometimes you get me. I had two different groups of people, but the common theme of why they’re going to be successful is the same. I was talking about them for a minute here.
I want to hear this too.
The first one it’s funny. It’s a woman and a man. I haven’t quite figured it out. They’re not married. I don’t think they’re married. I don’t think they’re in a relationship together. I think they’re in different states even too.
Those are what people say about us. I don’t think they’re together.
We’re not sure. They might be in different states. You might be right. Just kidding. Anyway, they’re partners. What’s interesting about this couple is they’re smart, they’re experienced. They came to us from another land group where they did very well, but they came to us because they were doing, not making as much money, not getting much traction. It was doing seller financing, and it was really slow going. Like, “We want to make $100,000 a month.” That’s flat out their goal. I’m like, “We could do that on two deals.”
They’re like, “We know that’s why we’re here and that’s why we’re coaching.” The interesting thing about them is that they’re smart, they’re experienced. The reason they were into the one-on-one coaching, what I’ve been helping with, is getting organized. There were two things that were missing. One was organization, and one was dividing up their roles. Two weeks ago, I sat them down and I said, “You need to have that four-hour or more partners meeting, and you need to get all this up, and you need a calendar, and you need to do this.” Guess what happened to us. Goodbye. I said, “Where are we?” She said, “Let me show you.” I write, “Here’s my calendar. Here’s a little spreadsheet with who does this and who does this.”
That just makes you feel good.
I did. It feels so good. I’m like, “You guys are amazing.” I said, “Can I see your equity planner? You can absolutely see my plan here. It is filled in.” I’m like, “It gives me goosebumps, too.” They did it.
It just makes me feel proud.
I’m like, this is amazing. Sometimes you don’t even know. That’s one of the nice things about coaching. When we do our career path sessions, sometimes people come into it like, “I’m hung up on something, Jill and I don’t know what it is yet, or Jack.” I’m like, “Let’s figure out how your business is running. Let me see if I can help you spot some things.” With this couple, I spotted a lot of double work.
I’m like, “You guys have a lot of redundancy. A, you have too many meetings. They have a 4:00 AM club, and they get together at 4:00 AM.” I’m like, “You don’t need to talk about everything, and you don’t need to both be working on the same thing. Have that meeting, talk about only the things that you need from that person, and then walk away.” That’s part of it, too. Anyway, it was fun talking to them.
I was really happy. Now I have this other person, brand spanking new. Two weeks ago, what we talked about was what they needed. I’m like, “It’s in Land Academy, but let’s talk through it a little bit.” I gave them a checklist to write down. Like, “I need to get the website. I need this. I need that.” Fast forward two weeks. I said, “Where are we catching up?” I got to look at their spreadsheet. I said, “Excellent.” It was so nice too, because just like this other couple, I can now see.
They put the energy in and they did the work. These are all the people who are going to make it. Now we are two weeks later, I said, “I love that you made a spreadsheet. I love everything about it.” I’m like, “A couple things, do you have a dog? Can I get you a dog?” Seriously, because it was just a stock photo. I said, “I want a picture of you. I need a little more personality.” I said, “Looking at your one landing page here, I count them up one more page, and I know you can do this easily. Maybe not even you. When we talked about outsourcing, this is something you outsource.”
If you’re not a website person and you cannot do this stuff in five minutes, go on Upwork or Fiverr or within the Land Academy, go in the Discord group and say, “Who’s got somebody that I could pay $50 an hour or whatever and they’ll add these pages in for me that I need on my website.” That’s all you need. I said, “A couple more things to beef that up.” I said, “Now let’s tweak this. Let’s tweak that. That was really where we are. Let’s talk a little bit about where we’re looking to send mail.
Where are we in the process? Here’s how far I got. I got to add little tweaks.” It is a delight to be able to coach and mentor people like that. The takeaway is that if you need help or you don’t even know you need help, get into an environment where you can ask those questions. If it needs to be one-on-one, we have that. You can ask those questions, and I’ll help you figure it out.
You may not know, and I’ll help you figure it out. You can tell me if that’s too much to get done in two weeks, or “Give me more, Jill, I got this.” If you follow through and do this stuff, I can keep pushing you and just help you with the whole roadmap. Six months of that. Watch what happens. You’re going to be doing deals like you never dreamed of.
The Rising Star Who Wants More
I also had a recent experience with a guy. I’m going to call him Rising Star. He’s been involved in our group for quite some time, done a bunch of deals. I can tell just speaking with him that if by anybody’s definition, he’s doing very well. By his own definition, it’s not good enough for some reason. Which I think is great because I’m always like that too. We can always be doing more deals. We can always be more organized, capitalized better, and all of it.
Sending out more mail, the whole thing. This guy’s answer to that, and I agree with him, is to diversify from his existing very profitable land operation into houses. He started down that path on his own. Buddy, he scheduled a call with me, and he said, “I’m stuck at this one point.” He was. He was stuck in his head. He wasn’t technically stuck, and that’s what was going on with their people. This stuff was just in their head. They need a little bit of guidance, and they need to get a little bit of how-to from you. That’s all. We worked it out. There was a pricing issue he was concerned with. With the fact is all the work he showed me, he did it right.
For whatever reason, he just needed somebody else. In this case, it ended up being me to tell him you’re doing it right and validating where he’s sending mail and the deals that he’s doing. We looked up a bunch of his deals, and they were all great, triple-A. They’re all deals. I told him this. This never happens. They’re all deals you and I would do. All of them, all three deals. He’s on his way. That’s just a blast. I love helping people right at the end. Put all the work in, and they’ve worked out. That’s got to feel great. Somebody comes back two weeks later, and their calendar is done.
I know it was beautiful. She’s had all these pages and things to show me. I’m like, “I’m so proud and happy.” It’s really good.
The day I put my life on a calendar, this is after Jill and I joined forces. This is the day my life changed forever.
