Congratulations! You are now an official member of Land Academy!
Your onboarding process is complete, now it’s time to discover all that Land Academy has to offer.
Your Land Academy membership includes access to a superior, proprietary set of tools and resources specifically designed to help you choose, buy, and sell properties more quickly and efficiently and our Member Guide provides important information on accessing and utilizing each of these.
Because you’re reading this guide, we know you’ve completed a very important first step in the onboarding process, you’ve logged in to your landacademy.com account and found your member dashboard. Your member dashboard has information on everything included in your membership, links to register for tools and resources, important member updates and is something you will want to refer to often.
Upon joining Land Academy, you should have received several emails with information and links for easily accessing your accounts, we’ve also provided detailed information for each specific tool here.
You can find your member credentials for each account on your member dashboard.

We highly recommend joining the Land Academy channel on Discord as soon as you become a member. You’ll find that Discord is an invaluable tool that will help you stay as up to date as possible on all things land investing and allows you to ask questions and receive feedback in real time. If you’re going through the education and have a quick question, you’ll likely be able to find previous conversations about the same topic using the search box and key terms and, if not, feel free to submit the question yourself!
There is a special chat specifically for new members, make sure you take full advantage of Discord and ask any questions you have; you’ll notice a lot of our seasoned members jumping in to provide answers and advice, we find this tool to be extremely beneficial to the success of our members.
How to join Discord?

After joining the Discord server, please send an email to support@landacademy.com with your discord username. Once we have receive your username, we will give your account the Land Academy member role.
If you use anything other than your first name/last name (or last initial) for your username or “nickname”, our system will automatically kick you out during member audits. If you are already on Discord and a member of other channels, you can update your “nickname” on the Land Academy channel without having to change it across all channels, reach out to customer service if you need assistance updating your nickname.
Please note only one Discord account is allowed per membership
Your Membership gives you access to exclusive, discounted pricing through Offers2Owners. Offers2Owners is a very easy way to get offers in the mail, and it was designed by us specifically for people who do the kind of mailing that we do. The process is outlined for you below, and please don’t hesitate to give us a call if you have any questions on your journey. Member-only pricing will be applied automatically when you log-in to the O2O account we create for you.
1. Accessing Your Account.
We will register you and have the username emailed to you. In a second email, you will receive your password. (If you already had an O2O account set up with your email, we will upgrade you.)
Please note: If you do not receive an email with the username and/or password please click the lost password and enter the email address you signed up with. You can always email support as well and we will reset your account for you.
You will automatically have open lines of communication with our Mailing experts. We have sent out 1.4 million offers since 1999 and have purchased more than 16,000 properties. We feel qualified to get your campaign in the mail quickly and properly.
Put yourself on the radar by starting an order. Get the ball rolling no matter where you are in your investment career. We will adjust to your level of experience and make sure you get your offer campaign done correctly.
3. Watch Training Videos & Learn More.
Learn to mail merge or leave it to us. We love data and mail merge processing. You may be less enthusiastic and just want to do deals. These videos will help you prepare your lists to use one of our Mailing Services.
We do have premade templates created by Jack & Jill which you can modify to make them yours.
If you want us to handle the data and or scrubbing and pricing of your mailers, you can use Concierge Data (All In One Service) if you want everything done for you.
4. Call Us!
You were bored or dazzled by the training videos. Either way, let’s get some offers out there. Now is the time to get offers in the mail. This is what sets us apart from every other commercial printer and mail merge service–we know exactly what you are trying to accomplish and will execute perfectly on your behalf. 5. Approve your Mailer.
The paper that will go in the mail is ready for submission. It’s game day. Approve the actual offers (PDFs) that will go in the mail within 72 business hours. On your green light, we get them printed and in the mail. Hold on to your hat because way more people want to sell you their property than you can imagine.

We hold Live Weekly Office Hours every Thursday at 2 pm Pacific Standard Time for members only. On each call, Jack and Jill share successes, cover hot topics, and provide extensive Q&A support including deal reviews. This is your opportunity to learn, listen and participate in your land-acquisition education with like-minded professionals. You were registered for the Weekly Office Hours when joining Land Academy. Because this is a closed group for members only, we ask that you use your first and last name when participating so that we can identify who you are, all webinar participants are audited and if you cannot be identified, you will be removed from the call. All calls are recorded and made available to Members via the Land Academy Member Dashboard in the “Education” section under “Office Hours”.
Included in your membership is nationwide search access through DataTree. When you joined Land Academy, a DataTree account was set up for you by our team. You should have received an email from “First American Identity” that includes a link for setting up your “EagleID”. This link will expire in 72 hours and a new invitation will be required. We urge you to create your new username and password now. Soon, your old credentials will become inactive. Please contact Land Academy support if your link has expired.
You can search property information and view the number of records available at no charge. However, when you download the specific ownership information and export data, you will be billed accordingly by Land Academy.
Property Detail Exports:
Property Detail Exports are charged at the rate of $0.10/record + 3.5% credit card processing fee and are billed directly by Land Academy using the card we have on file for you.
DataTree Extended Reports:
Please view the PDF “DataTree Extended Reports List and Pricing” for the full list of reports now available and the cost for each. Once you’ve finished setting up your account and log into DataTree, the reports are all located on the left hand side of the home page. To find out what information is provided with each report please check out their reference guide.

Please note that DataTree does not allow you to view or download a count/number of records that is over 10,000. This is a cap specifically implemented by DataTree and cannot be overridden.
Free DataTree Records
As part of your Land Academy membership, you get 1000 free DataTree Records each month. Remember, this is a $100 value.
How to Claim:
Follow the training in Chapter 4 to pull records to mail to from DataTree. Make sure you pull at least 1000 records in one sitting in order to be eligible each month. When Land Academy goes to bill you, the first 1000 records that you pulled in each sitting will be comped to you and you will not be billed for them.
Please Note:
- Records are “use it or lose it” meaning if you don’t use the records in a calendar month, they do not roll over to the next month.
- You must pull at least 1000 records in one sitting for the free records to apply. If you pull 1000 records even, you will have no charge for data. If you pull 2500 records, you will be charged for 1500 records and receive 1000 free. If you pull 995 records, you will be charged for 995 records as you did not pull 1000. No exceptions.
Land Academy Members can generate their own deeds for FREE in minutes. (Non-members pay $98/deed. This is big savings!) Simply select a state, fill in the information and you’ll receive a downloadable, “ready to record” deed along with any necessary supplemental documents that will also be emailed to you.
Deed Perfect accounts are set up by request only, please email support@landacademy.com if you would like a DeedPerfect account to be set up for you.
ParcelFact is our newest tool and is used as part of the due diligence process once you’ve received a signed offer letter. This product allows you to look up parcels and find the owner’s address. You can register for your ParcelFact account HERE or via the link provided on your member dashboard. Your ParcelFact account includes 1000 “pulls” or “searches” per month. Land Academy members receive a special discount for ParcelFact and can register for $75 per month. Non-members pay $120 per month.

To start using LandPin:
- Go to the registration page HERE.
- Enter the password LandAcademyMarch2020 to access the page.
- Choose a username and password, and make sure you use the same email that your Land Academy account is under for account verification purposes.
- After creating your account, use the username and password you created to log in.
- Review ALL user guides (under Account in the top menu) to learn how to post, edit properties, use your profile, and more.
- Make sure you click “Become an Agent” on your profile so that you have a seller profile page.
LandPin still has the same publishing guidelines for your postings in order to be approved to the site.
Land-listings.com offers free listings for everyone and a premium service that includes access to valuable marketing services.

Through Congress Realty, you can list and sell your property without a full-priced agent. To get your property added to the MLS and make sure your property will be seen by buyers, simply fill out a quick form with the details of your property and your desired sale price.
Once the property is live on the MLS, the marketing process begins. You’ll field showing requests and answer potential buyers’ questions. With the premium package, all calls and emails will be forwarded directly to you, so you control the entire process.

JillPay is Land Academy’s very own payment processor system! We spent more than six months working with underwriters to explain our business model, and through a working relationship with Heartland, you are now able to accept credit cards for the sale, lease, rent, and terms payments of properties. Heartland has a mobile app and virtual terminal, as well as a shopping cart and ecommerce solutions.
Heartland has several different plans depending on your usage and needs, more information can be found in the FAQ. Filling out the merchant intake form will provide your personalized details.

Nationwide search access is part of your membership. You can search property information, view the number of records available, etc. for free until you download the specific ownership information.
Property Detail Exports are charged at the rate of $0.10/record + 3.5% credit card processing fee. Records are billed by Land Academy directly every day following the data pulls.
Data Tree Extended Reports
All other reports will be accessible and billed similarly to the Property Detail Export. All reports are be billed through Land Academy the following business day. Please view the PDF named DataTree Extended Reports List and Pricing for the full list of reports now available and the pricing.
When you sign up, you will receive two emails. One will be from us with the subject line “DataTree.com – User Creation Notification.” The other will have your username and the other will have your temporary password.
The first time you log in, you will be prompted to change your password.
Once you log into DataTree, the reports are all located on the left hand side on the home page. To find out what information is provided with each report please check out their reference guide.

Continuing Education
LandInvestors is Land Academy’s online communication hub. Here you have access to hundreds of like-minded investors and their knowledge, tricks-of-the-trade, and experiences. You can post new questions, search for past tips, and collaborate with other members and the Land Academy team. Many members have even posted their own video tutorials to help other members.
Bottom line? If you’re stumped or need guidance or just a morale boost, LandInvestors/Discord should be your default go-to.
If the email address that you signed up for Membership with is the same one associated with your LandInvestors account, you will automatically be elevated to PRO status in LandInvestors. If you used a different email account to register for either registration, please email support@landacademy.com with your LandInvestors credentials and we’ll upgrade you manually. If you’ve yet to create an account, please do so and email support@landacademy.com so we can upgrade you.
