What We Handle
ACQUISITION STEPS
- Open escrow & manage communication
- Review title commitment & help resolve issues
- Coordinate document signing & notary scheduling
- Ensure funding instructions are followed
- Confirm deed recording & save final docs for your records
- Securely manage all of your corporate documents
ACQUISITION STEPS
- Secure Purchase Agreement signed by Buyer/Seller
- Buyer to enter deal information into Airtable (instructions given by TC)
- Open Escrow for Buyer
- Follow up with escrow weekly
- TC and Buyer to Review Title Commitment
- TC to help resolve any issue from Title Commitment, etc.
- TC to review (HUD) Settlement Statement
- Request revisions on Settlement Statement to be made, if needed
- TC send Settlement Statement to Buyer for approval
- TC arranges for Buyer to sign escrow closing documents
- TC to arrange a notary for Buyer as needed
- TC to provide wiring instructions for Buyer to send closing funds
- Escrow to advise TC when escrow has recorded and closed
- TC secures a copy of the recorded Deed and final settlement statement for Buyer’s file
SALES STEPS
- Open escrow & manage buyer/seller communication
- Coordinate title, HUD, and final document reviews
- Help resolve any issues found in escrow
- Arrange mobile notary & FedEx return of documents
- Coordinate disbursement instructions with seller
- Confirm close & final payment receipt
- Provide net figures for your records at closing
SALES STEPS
- Buyer (now Seller) arranges to market the property
- Seller to inform TC of commission amount, if applicable
- Once sold, secure a signed purchase agreement by both parties
- Seller to instruct TC to open escrow
- TC to follow up with escrow weekly
- TC and Seller to Review Title Commitment
- TC to help resolve any issue from Title Commitment
- TC to review (HUD) Settlement Statement
- Request revisions on Settlement Statement to be made, if needed
- TC send Settlement Statement to Seller for approval
- TC arranges for Seller to sign escrow closing documents and arrange for a mobile notary, Fed-exing documents back to escrow, etc., as applicable
- TC to arrange, manner in which Seller would like to obtain closing funds after the close of escrow
- TC to let Seller know when escrow has closed and funds are distributed
- TC to confirm with Seller that funds were received
- TC to secure a copy of the final settlement statement for Seller’s file
- TC to prepare a profit net statement for Seller
