Why Answering Your Phone is Crucial in Land Sales
In the world of land investing, responsiveness can be the line between sealing a deal and missing out. Whether you’re selling your land on your own or through a realtor, being the first to answer a call can set you apart. Here’s why:
Missed Opportunities: Every call could be a potential buyer or a lead to a significant investment opportunity. Missing a call means missing a chance to sell, negotiate, or build a relationship that could benefit your business.
Stand Out from the Competition: Buyers often reach out to multiple sellers. By being the first to respond, you immediately gain a competitive edge. It shows you’re serious, reliable, and ready to sell.
Build Trust and Rapport: Answering your phone promptly not only demonstrates professionalism but also allows you to establish rapport and trust with potential buyers. While you can certainly sell land without building trust and rapport, we can tell you from personal experience that it goes a long way toward getting a deal done.
What if I hate talking on the phone?
If you hate talking on the phone, you’re not alone. Half of the Land Academy co-founding team absolutely hates talking on the phone (cough cough Jack), and the other half (cough cough Jill) absolutely loves it. This is a great solution – if you’re more of a data person, find a partner (or hire a team member) who can handle the phones for you.
Another great solution is to sell all of your properties through realtors. If you do this, your realtor handles 100% of potential buyer contact and follow-up, and you only hear from them when you have an offer on the table and ready to go. Actionable Tip: Keep your phone with you and set a standard to answer within a few rings during business hours. Voicemails should be the exception, not the norm. If you must miss a call, return it as soon as possible.
Remember – in land sales, being accessible can make all the difference. Be the person who answers the phone.
