The name of our show today is My Name is Mud, and we’ll get to that in a second. Hey, but before that, here’s some funny stuff that happened to us recently.
Jill DeWit:
I decided a good use of our podcast is for our personal resources. Let me explain this. I got a fantastic sushi tip thanks to our podcast, and I’m pretty darn proud of that.
Jack Butala:
I saw that, too.
Jill DeWit:
Isn’t that great? I’m going to give nice little shout out to Andrew. Thank you Andrew, I got your message the other day because we were having a discussion on our podcast.
Jack Butala:
We were complaining.
Jill DeWit:
We were complaining because we couldn’t find a good sushi place in South Bay.
Jack Butala:
The whole thing was, why is there better sushi in the middle of the desert here in Phoenix?
Jill DeWit:
Exactly. Here we are on South Bay.
Jack Butala:
We’re right on the ocean you can’t get it.
Jill DeWit:
Right, and we couldn’t find a good sushi place.
Jack Butala:
Lot of people had a lot of opinions on that actually.
Jill DeWit:
Totally, it was great. No, no. Andrew saved us. I haven’t tried it yet Andrew so thank you very much. I appreciate you reaching out to us. Andrew went on our website into the Contact Us form and put a nice little note in there saying, “I know South Bay. I’m in South Bay and I can help you here.” He listed the restaurants to go to so I’m pretty darn excited. I’m going to start doing this so next time there’s a concert coming up or some event I need to tickets to I’m going to start announcing it on the show and see who can come through for us.

We know how to find property, we go that. I don’t need to use the Internet, I mean, I don’t need to use the podcast for that. The podcast is for, “Hey, I’m trying to buy this car or I need tickets to this event.”

Oh, I see.

Yeah.

We do know somebody that needs a date really bad actually, now that I think about it.

Hey, in this episode Jill and I talk about why some of the people that receive our letters think our name is mud. Jill, great show today. Before we start, let’s take a question, posted by one of our members on successplant.com. It’s our free online community.
Jill DeWit:
Okay. Matt wrote in, “I had another question for Luke regarding joint venture agreements. If I have a buyer and bring it to the table for someone who else has the land. What is the normal split? In wholesaling houses, 50/50 is normal. Is that the case that you have found with land?” Jack.
Jack Butala:
To answer the question directly, yes. There’s all kinds of stuff you can do, but yeah. The finder usually gets … If it’s wholesaling, the finder get 10%. Yes, the answer is yes. I’m just going to stick with that. There’s a lot of different things that can happen and it depends on whether or not you want to do business with that guy forever or whether or not you just do four deals.
Jill DeWit:
You know what I thought was interesting, the wholesaling houses in the 50/50, that’s usually not what we do with our people, but we’re not involved with the transaction all the way to the end. We’re finding the property, wholesaling it to them, getting the fee and moving on.
Jack Butala:
We don’t do percent … With land the answer is yes. The way we structure house deals we just try to make $10,000. I don’t care if it’s a $300,000 house or a $120,000 house. We want the people that we sell it to, who are usually the flippers, the people who are going to clean it up. We want them to make way more money than us so that they just do way more deals with us.
Jill DeWit:
Yep, and that’s how it goes.
Jack Butala:
That’s what we teach in the program that’s not done yet, but that’s what we do.
Jill DeWit:
Right, and they know we’re going to find great deals all the time.
Jack Butala:

Jack, I have a lot of question.
Jack Butala:
Well, here’s the premise.
Jill DeWit:
Okay.
Jack Butala:
If you do everything correctly as a real estate investor, you send out a lot of offers. Written offers for property that undervalue … Try to get … You’re trying to purchase property for less than it’s worth at that very same day. Some people have a lot to say about that. Some people sign them and send them right back and say thanks very much you’re the greatest ever. In fact, a lot of people do.
Jill DeWit:
Right.
Jack Butala:
Some people think that their asset is worth several million dollars more than the offer that you made. Actually, in some rare cases it really is. They call us, they say things to us like “Your name is mud”, and a lot of really awful, more severe things than that that I’m not going to say on this show.
Jill DeWit:

Every time I bring this topic up Jill has a little conniption fit, so I saved this topic for Periscope today.
Jill DeWit:
Oh, that’s where you’re getting with it.

Jill DeWit:
Thank you. Jack decided to wait, to throw me under the bus. Just kidding. For when I have Periscope on. No, I … You know, Jack you are right. There are few things that I’m passionate about. One is driving for dollars and two is this topic.
Jack Butala:
Your passionate against it.
Jill DeWit:
I am.
Jack Butala:
Not passionate about … I’d like to think you’re passionate about other stuff.
Jill DeWit:
Because, here is my feeling about this topic. If you do it all right and you’re sending out these offers … I mean, there’s a percentage that you’re going to get of everything. You’re going to get a percentage of people that just throw them away, they’re not interested. There’s a percentage of people that want to talk to you and negotiate a different price. There’s a percentage of people who are just going to blindly sign it and send it back because you just saved them and they’re thrilled. They’ll take it, you know, just what you offered them, and yes there’s a percentage that go, “What?!”. Some of them might … I think a lot of those people do throw them away. That’s what I do, I throw them away, but if I ever got that. Some of them, they will reach out to you and explain to you why they think you’re crazy and, you know, how dare you offer so little.
Jack Butala:
We used to have a board in the office with some of this stuff because they put it in writing sometimes, too. We had a board for a long time, but Jill thought it was too negative.
Jill DeWit:
Yeah, I mean, I know where you’re going with that. Jack just thought it was funny and I just didn’t think it was funny.
Jack Butala:
I think it’s funny when people get really heated up and angry about stuff.
Jill DeWit:
Well, here’s my point. I think that … This is why it’s a topic for me or is important to me. I think, if they’re picking up the phone to call you back, even if they’re not happy with the price and they want to let you know that, they’re calling you back. I still turn those around, you know me. You’re calling me for a reason, we’re going to have a talk about it. What do you think it’s worth and why do you value it at that? Then, after we talk about it for a little bit, it’s kind of funny how they change their tune, number one. Also …
Jack Butala:
A lot of times they end up selling you the property.
Jill DeWit:
That’s the thing, and if they call you back mad … We talk about this with our members sometimes because they’re a little afraid like, “oh, no. This guy’s really unhappy.” There are so many ways that you can handle it. Make a joke about it, go “Oops. Oh my gosh, I’m so sorry. Blame it on, whatever. Oops, I meant to do that.” There’s things you can do and soften it.
Jack Butala:
Here’s how to handle it. All kidding aside, here’s what you do. If somebody calls back and says, “How dare you? This the most ridiculous insulting thing. Who raised you?” Somebody said that to me actually. Honestly, they said that. Here’s my canned response, “Oh my gosh Mrs. Smith, I am so sorry. I never meant for you to get that letter. We send a ton of letters out. We clearly made some type of calculation or some error and I want you to throw that letter away. I don’t want you to be insulted at all, and I apologize.”
Jill DeWit:
You know what’s going to happen?
Jack Butala:
Then, she’s going to say, “Well, wait a minute.”
Jill DeWit:
Right or, “Wait, wait, wait. Oh no, I didn’t mean that.”
Jack Butala:
“I don’t want to sell you this property, but I’ve got 19 other properties over here and this price range seems to be okay.”
Jill DeWit:
Or they say, “Add $500 and you’ve got a deal.”
Jack Butala:
“Oh, wait Mrs. Smith, so my name isn’t mud.”
Jill DeWit:
Right. That’s the funniest one, you know. That’s so true. You take it way and people go, “Oh no, no no. I didn’t mean that.” Well, like, that’s what you were saying. It’s funny. You’re right.
Jack Butala:
Yep. Hey, this is The Technical 10. It’s 10 minutes of property investment advice from our 15 year, 15 thousand deal experience. Everyone thought our show was too silly, well half the people that listen to it, “Why don’t you guys talk about real estate more?” This is my way of talking about real estate, give some technical advice. Topic today: How to record a deed. Sounds simple, but we get this question all the time. Jill, how do you … You know what I think is weird again? They think there’s a form, like a car title, and there’s not.
Jill DeWit:
I find they think that you have to go through a title agent to do it. They don’t know that you can do it by yourself.
Jack Butala:
You start with a blank sheet of paper, you take a look at the deed that, where the property is in the name of the person before you, that’s called a vesting deed, and you copy it. You change the grantor/grantee in each of the documents and it’s that simple. You generate the document yourself, usually in Microsoft Word, make sure the grantor’s exactly the same. If Sally Smith owns it now and she’s selling it to you, she becomes the grantor, Sally Smith. You, new owner, are the grantee. Copy everything else equally. Change the dates. It’s that simple.
Jill DeWit:
It is.
Jack Butala:
Everybody gets hung up before they start on this on some little thing, for me it was paperwork just like this.
Jill DeWit:
Oh, yeah.
Jack Butala:
I’m trying to dispel that, it’s incredibly easy.
Jill DeWit:
Exactly.
Jack Butala:

It is that easy. It isn’t … This is a question that comes to me often in my team because this is a lot of, you know … In our other business landstay.com.
Jack Butala:
Our real business.
Jill DeWit:

The one that we don’t pay enough attention to.
Jill DeWit:
Exactly. I oversee, that really does on too, the paperwork and the processing. It’s not hard, like Jack said. I want to back up a little bit. The recording the deed. You really are starting from a blank piece of paper. Don’t get hung up on it. You can go to the county sites and A) You’re looking at kind of a document the copies do you have an idea, and then B) You can go to the county website if you’re not sure and they’ll even tell you the size font to use often and different things. It’s not hard. The second thing is, you can do it yourself.
You’re going to send this into the county recorder and you’re going to look up and see how much are the recording fees, is there anything that goes with it, all that good stuff. You’re literally mailing it in with a check to record. They record it, stamp it, and mail it back to you, and that’s it. I just wanted to add to that. You don’t have to go there in person, it’s not like a DMV. It does need to be notarized by the seller by the way, not the buyer.
Jack Butala:
It’s amazing how much my hair is receding at this camera angle.
Jill DeWit:
Aw, I’m sorry.
Jack Butala:
Oh, wait. This is supposed to be the technical part and not the funny part.
Jill DeWit:
Oh my gosh.

My inspiration today is, you can get on an up spiral, and you can be on a down spiral. I hope that makes sense. Have you ever felt like sometimes, “Oh my gosh. Everything’s going my way. I got the right parking spot. I walk in the office and this meeting went fantastic.”
Jack Butala:
My wife didn’t yell at me today.
Jill DeWit:
Oh gosh, Jack. You woke up, the sun’s shining. Your car is there, you got the right parking spot.
Jack Butala:
Said all the right stuff on the podcast.
Jill DeWit:
You said stuff on the podcast. Kid came home, got an “A” on a test. You’re boss … You just landed that deal. It’s funny how you get on these rolls where you may not even realize it, but one thing after another keeps happening the right way. Well, that can go the opposite, too. You know, you wake up and it’s cloudy and then, “Oh my God, I got a ticket on car because I parked in the wrong spot.” Jack.
Jack Butala:
Dude. Did you ever pay that?
Jill DeWit:
Yeah.
Jack Butala:
Did you?
Jill DeWit:
Yeah, our staff paid that. That was actually funny. Jack, poor Jack.
Jack Butala:
You had to bring that up.
Jill DeWit:
Sorry. Anyway, beach parking. Jack got a ticket.
Jack Butala:
I swear it’s a source of revenue.
Jill DeWit:
Wait, wait, wait. I have to say, in four years you got one parking ticket. I think you’re doing pretty good.
Jack Butala:
All right. You know what?
Jill DeWit:
Let’s just calm down.
Jack Butala:
I think that’s what this inspiration thing is about.
Jill DeWit:
Yeah.
Jack Butala:
For four years of parking, everything was fine and then that one time you didn’t you should really just blow it off.
Jill DeWit:
Okay, so here … Thank you, this ties into my inspiration.
Jack Butala:
Yeah, that’s what I meant.
Jill DeWit:
The point is, after four years you got one parking ticket. I think you won, and I don’t mean to give you a hard time Jack, but I think you were pretty upset for a little while after that.
Jack Butala:
That’s an understatement.
Jill DeWit:
Okay. Thank you for being honest. I don’t want that to put you in a down spiral and mess you up.
Jack Butala:
Yeah. All the words that I said after that happened should never be used in the same paragraph. Ever. It was just one adjective and adverb after another.
Jill DeWit:
Okay, I’ve got to share this because this is so funny. It was $53.
Jack Butala:
It’s not the money at all.
Jill DeWit:
I know, but you would think it was $8,000 or something, even more.
Jack Butala:
If I lost 8 grand in a real estate deal I wouldn’t be half as mad as getting that parking ticket.
Jill DeWit:
It’s a 53 … That’s my point. $53 and that really did that, so anyway. I just wanted to think about everybody … Get an up spiral.
Jack Butala:
I think you have to keep the big picture in mind.
Jill DeWit:
Mm-hmm (affirmative).
Jack Butala:
Which I think is a great inspirational piece because if you’re bogged down in paperwork … We’ve got a member right now that’s so bogged down in paperwork, he’s pulling his relatives in to do it, but he doesn’t stop. It doesn’t stop him from sending letters out and closing deals and stuff.
Jill DeWit:
Right.
Jack Butala:
Selling and buying.
Jill DeWit:
Yeah, isn’t that great?
Jack Butala:
Mm-hmm (affirmative).
Jill DeWit:
You could complain, “Oh my gosh, I’m not getting any sleep.” You could complain about it, or you can say, “Oh my goodness, I’m not getting any sleep because all these deals are rolling in.” Which is really what’s happening. That’s the big picture. Thank you Jack.
