Jill DeWit:
I know. I’m putting something together. Stephanie, I’m putting something together for you. It’s coming. I have a few realtors that are already using our data with success, but the word has not gotten out yet that what we do could be for single-family homes.

Jack Butala:
Yeah.

Jill DeWit:
It can be for people who are flippers.

Jack Butala:
Apartments.

Jill DeWit:
It could be for people buying apartments. It can be for investors looking for whatever type of properties. It works for it all. Basically, the … Our data resource is the best out there, and it has … I haven’t been able to stump it as far as … It’s unstumpable as far as whatever detail you need.

Jack Butala:
That’s right.

Jill DeWit:
You need to canvas an area by a location, you can do that. Canvas it by zip code, you can do that.

Jack Butala:
By map.

Jill DeWit:
By a map. By a county.

Jack Butala:
It’s not a data list, so I get a lot of questions like that.

Jill DeWit:
No.

Jack Butala:
It’s not like … We don’t send you a list.

Jill DeWit:
Mm-hmm (negative).

Jack Butala:
You access the actual same database that First American Title does to write title insurance properties. It’s the best data on the planet. I cannot say that enough.

Jill DeWit:
Well my big thing is it does things that other … There’s things out there that have some of the capabilities but they’re limited to those if that makes sense.

Jack Butala:
Yeah.

Jill DeWit:
There are versions of this out there, but they cannot get in and do … You cannot specify improvement percentage. You cannot specify all the details that we have that are in there. You can get nitty gritty detail. You want to know loan type.

Jack Butala:
Yeah.

Jill DeWit:
Loan value.

Jack Butala:
Foreclosures or something.

Jill DeWit:
You want to know foreclosures.

Jack Butala:
Mortgage amounts. All that.

Jill DeWit:
You want to know square footage, mortgage amounts, liens if there are any.

Jack Butala:
It’s powerful, man.

Jill DeWit:
Even the names that their liens are in. I mean it’s stellar.

Jack Butala:
This is the single way, the best way, that I know of to get a listing as a realtor.

Jill DeWit:
Mm-hmm (affirmative).

Jack Butala:
Is to send out direct mail based on a very specific criteria, neighborhood, or you dream it up. In fact, Jill and I are actually delivering a talk later this year. We’re going to talk together. On a stage in front of 1,000 something realtors. When is that Jill, in like November or something?

Jill DeWit:
Yeah.

Jack Butala:
I’ll let you introduce it when the times come by.

Jill DeWit:
Mm-hmm (affirmative).

Jack Butala:
We’re going to do a talk about how to use this data. I don’t know why a million realtors don’t do this everyday.

Jill DeWit:
Well the word’s getting out. It’s going to get out quick, so that’s the thing. It’s like why drive for dollars, do this.

Jack Butala:
Yeah.

Jill DeWit:
It’s so much easier to get your phone ringing. Stephanie, I’m glad you asked that question and this can definitely help you.

Jack Butala:
It’s a good one.

Jill DeWit:

Jack Butala:
That’s a good parlay into you cannot lose, isn’t it Jill?

Jill DeWit:
Exactly. Yeah. I like that.

Jack Butala:
Why cannot you lose at this Jill? What do you … It should have be called, maybe it should be called what do you have to lose?

Jill DeWit:
No, I like you cannot lose.

Jack Butala:
You have nothing to lose in my opinion.

Jill DeWit:
You cannot lose. You really have nothing to lose. I have 3 points about this. You could look at this like … I mean I look at this you cannot lose. Were you meaning to talk about this as like the whole business? The whole big picture business or what were you saying about it? Transactions?

Jack Butala:
I just think that this as a business. I guess everybody’s in business. The businesses that they choose for themselves, or they choose to be involved in, I guess just innately make sense. I’d like to think that. This just innately makes sense to me.

Jill DeWit:
Mm-hmm (affirmative).

Jack Butala:
You send a bajillion mailers out. Lot of people call you back. You choose the ones that you want. How can you lose?

Jill DeWit:
Mm-hmm (affirmative).

Jack Butala:
Let’s say … That’s a great point. You and I have different acquisition criteria.

Jill DeWit:
Mm-hmm (affirmative). We do.

Jack Butala:
I tend to … I would … I tend to lean on the side of doing more transactions and making less money. You tend to squeeze every penny out of a seller and like kill them with kindness. Break them down just because you’re … With your personality.

Jill DeWit:
I don’t do that. You stinker. You’re like throwing me under the bus. I am not.

Jack Butala:
No, I’m not.

Jill DeWit:
No.

Jack Butala:
You … You’re …

Jill DeWit:
I … All right.

Jack Butala:
It’s not a criticism at all. You’re a better negotiator than I am period, Jill.

Jill DeWit:
That’s, okay thank you.

Jack Butala:
That’s what I mean.

Jill DeWit:
Thank you. Sounds like … No, I’m not like … She’s pulling on their heart strings and making them think like I’m … Something’s going to happen if they don’t sell it to me for this price.

Jack Butala:
How many times has a seller said this to you?

Jill DeWit:
No.

Jack Butala:
Some version of this? I was talking to somebody else about buying my property.

Jill DeWit:
Ah, yeah.

Jack Butala:
I’m going to sell it to you, even though it’s cheaper. I’m going to sell it to you, Jill, because I really like you and I trust you.

Jill DeWit:
Right.

Jack Butala:
Like every single person.

Jill DeWit:
Almost. Or I’ve had them even call me. People call and go “Okay, here’s the deal. I’ve got this offer. I really want to give it to you.” It’s not a big difference, might be $50, $100 or something small.

Jack Butala:
Sure.

Jill DeWit:
It’s really not a big thing. “I want it to go to you. Will you match this?”

Jack Butala:
Wow.

Jill DeWit:
Mm-hmm (affirmative). I like those calls.

Jack Butala:
What a complement.

Jill DeWit:
Isn’t that nice? Well not only that, because they trust us too and they can look us up and see.

Jack Butala:
I have never, in all of the years that I’ve done acquisitions, ever have a seller say “Nah, I’d really have you have it, Steve.” Never. Not one time.

Jill DeWit:
That’s why we don’t let you answer the phone anymore. That’s true. That is so true. Anyway, here’s my things. One is why you cannot lose. Do your homework. If you do your homework, you cannot lose. Whether you’re talking about a transaction or whether you’re talking about a business. Do your homework. Know what you’re getting into. By the way, don’t do too much homework, because you’ll never get off the ground.

Jack Butala:
Yeah. We have a member who just joined, and he has been contacting us for over a year. He … It’s analysis paralysis. I’m sure the guy’s going to do fine but he just … He needed to do that much research.

Jill DeWit:
He needed a kick. Yeah. Yeah. That’s okay. That is fine. Here’s the thing, if you do too much homework, A you’re never going to get anywhere. You’re not going to go and nothing’s going to happen. Or B, say I bring it down to a transaction level, you might lose a deal. If you wait too long. I’ve had that happen.

Jack Butala:

Mm-hmm (affirmative). That’s good. I agree, because it’s interesting what different people bring to the table and what was I going to say? There are other … Like we have a lot of realtors. There’s people that are doing this on the side from other things. I’ve learned a lot, too. I totally lost that, I’m sorry.

Jack Butala:

Jack Butala:
No, I’m not. You know what’s going on? It’s almost March in Scottsdale.

Jill DeWit:
Oh, no.

Jack Butala:
The baseball … Scottsdale is one of two places where Major League Baseball players train. It’s Spring training here. You’re in Florida.

Jill DeWit:
You’re in Florida? Oh, here and Florida.

Jack Butala:

That happens to be their occupation. What’s funny is I think why we’re all friends is because you and I are not baseball people.

I mean we don’t …

It’s not like it’s a fan thing for us.

Jack Butala:
The last thing we ever … We just …

Jill DeWit:
They don’t … We don’t want to talk about it.

We’re not going to ask them about well, that’s not our thing.

Jack Butala:

Jill DeWit:
We know about cars. We know about what we do.

Jack Butala:
Cars?

Jill DeWit:
Well cars, you guys are always talking about cars.

Jack Butala:
There’s a lot of car talk with those guys.

Jill DeWit:
There’s a lot of car talk and he was asking me all about the new car last night.

Jack Butala:
I wonder why.

Jill DeWit:
Asking aobut the old car. He just like talk … They like cars.

Jack Butala:
Cars and girls.

Jill DeWit:
Yeah, yeah.

Jack Butala:
Those are the two things those guys want to talk about.

Jill DeWit:
Yeah. Yeah. Work, we talk about that.

Jack Butala:
I have had exactly 1 conversation about baseball with one umpire in my whole life. I’ve known these guys for a lot of years. It was all the conversation went like this … Does Johnny bench really just an idiot like everyone thinks? They would say stuff like “Oh, yeah.” Tell a story like when they were at 2nd base and he was on the … Just … It was like everything I ever wanted to know about baseball players and how much of an idiot or not idiot that they are.

Jill DeWit:
Right.

Jack Butala:
It was really actually a lot of fun.

Jill DeWit:
That’s funny. That’s good.

Jack Butala:
Like I asked about Joe Torey. He used to be the manager for years for the Yankees.

Jill DeWit:
Okay.

Jack Butala:
He’s just a fascinating … I just think he’s a fascinating person.

Jill DeWit:
Mm-hmm (affirmative).

Jack Butala:
They all said “Yeah.” He’s just like … They all had him in their cellphones and stuff.

Jill DeWit:
That’s …

Jack Butala:
They’re like “This is the nicest guy ever.” I think he’s a commissioner now. The Major League Baseball commissioner. Joe Torey. He is.

Jill DeWit:
Wasn’t he the boss of all the umps and all that stuff? Is that why they called him … Was that who the same person is? I don’t know.

Jack Butala:
It doesn’t matter.

Jill DeWit:
I don’t even know. Don’t ask me.

Jack Butala:
This is when he was the manager of the Yankees.

Jill DeWit:
Okay.

Jack Butala:
Very successful, very just down to earth. Really cool guy.

Jill DeWit:
Do you know how much I don’t follow baseball?

Jack Butala:
Yeah.

It’s evidence right now. I’ve heard of them. Yeah. I mean …

Jack Butala:
They were convicted for gambling.

Jill DeWit:
Oh.

Jack Butala:
I think he got kicked out of the … I don’t know.

Jill DeWit:
I don’t know. Anyway. I’m not a baseball, so … I like to have fun with people. Okay. Here’s my other thing about you cannot lose. Align yourself. For me I’m taking it like this is a … How you can make sure you can’t lose. I … Those are the notes that I made. I was thinking, align yourself with the right AKA smart allies.

Jack Butala:
Oh, that’s us.

Jill DeWit:
To learn the business. That’s exactly what I was saying. In whatever you’re doing. For our business, it might be us. It is us. For I don’t know, you want to open up Domino’s Pizza, it’s not us.

Jack Butala:
No. No, it’s not.

Jill DeWit:
That’s why you have … You go to the franchise people. They help you.

Jack Butala:
Yeah.

Jill DeWit:
You are aligning yourself with the right people.

Jack Butala:
Yeah, sure.

Jill DeWit:
That’s my point.

Jack Butala:
Yeah, that’s exactly right Jill. It’s like a … You’re somewhat … You’re paid a little more, but you’re ensuring your success.

Jill DeWit:
Exactly. You cannot lose.

Jack Butala:
That’s exactly what we do.

Jill DeWit:
Exactly. That’s my … Yep.

Jack Butala:
We almost ensure, we almost guarantee. I mean unless you’re just not into it at all.

Jill DeWit:
Right. Well then you wouldn’t be here.

Jack Butala:
We have members like that. Well we have members that I think they use the program for a doorstep. That’s fine. I mean …

Jill DeWit:
I think they might use it for their own personal, maybe they just want to buy their cabin or something, I don’t know.

Jack Butala:
Yeah.

Jill DeWit:
That could be.

Jack Butala:
Like I can make this a lot easier. If you’re going to buy 5 acres for $500, which is what our members do every single day.

Jill DeWit:
Mm-hmm (affirmative).

Jack Butala:
How can you lose?

Jill DeWit:
Right? That is the point.

Jack Butala:
It just comes down to that.

Jill DeWit:
You cannot. You got to know how to do it. That’s where we come from. Like I was saying, you got to have the right people that teach you how to do this. It’s not like you cannot learn on your own, but let’s talk about this. I mean how do you want to ramp up and how long did it take us to get to this point?

Jack Butala:
I learned on my own, and it took me 10 years.

Jill DeWit:
Thank you. Do you want to spend 10 years, or do you want to do it tomorrow?

Jack Butala:
Mm-hmm (affirmative).

Jill DeWit:
You can.

Jack Butala:
Right.

Jill DeWit:
That makes sense. My last point about you cannot lose is get help and an assistant when you need it.

Jack Butala:
Mm-hmm (affirmative).

Jill DeWit:
Not beforehand. Not because it looks cool. Not because your so and so got laid off and you want to help them out.

Jack Butala:
I’m cool, I have an assistant. All the things that could make me look cool, and believe me, that’s probably a full time job. Having an assistant is not going to make me look any cooler or not cool. What the hell was that Jill?

Jill DeWit:
All right.

Jack Butala:
Oh, no. Don’t get that motorcycle, no no. Get an assistant, that’s going to make you look cool.

Jill DeWit:
You like in my head. Oh. Well people like to walk around acting like they’re important. Seriously. That’s here I got that from. You stinker. Okay.

Jack Butala:
Forget about those new shoes, you’re fine. Get an assistant.

Jill DeWit:
Do not buy that suit. Spend the money on the assistant.

Jack Butala:
Umpireitis. That’s what this whole show should be called.

Jill DeWit:
That’s hilarious. Oh, we see it boy. That’s what’s really funny, is we walk around with our friends and people like oh. I don’t notice it very much anymore. I did in the beginning. I just don’t pay attention. You know there’s people that are like “Oh, you know who that is?” I hear them saying that.

Jack Butala:
Oh, yeah. That happened last night. There are people who come here. Come to Arizona during this time. During late February and early March to meet ball players and stuff and just to see them.

Jill DeWit:
Yeah.

Jack Butala:
Because they’re like all baseball obsessed.

Jill DeWit:
Right.

Jack Butala:
If they knew these guys, they would definitely … No, that’s probably what people say about us.

Jill DeWit:
Just exactly. Boy, I’m disappointed now. I got to meet Steve and Jill, whew, what a letdown.

Jack Butala:
I really really didn’t want to get to know these guys that well. What a letdown.

Jill DeWit:
Yeah.

Jack Butala:
I met, this is a true story. I met Tory Amos, who’s a … She’s a … She’s a recording artist. She’s a singer. She’s a piano player.

Jill DeWit:
Okay. Okay.

Jack Butala:
I won this … I didn’t win it. I donated a lot of money to charity to meet her.

Jill DeWit:
I donated. You paid. You paid. You paid.

Jack Butala:
Yeah, I paid.

Jill DeWit:
You paid to meet her.

Jack Butala:

It was just a … Like I never bought another record after that.

The moral of the story is don’t get your hopes up, because we don’t have very good personalities.

Jill DeWit:

Jack Butala:
Jill is dragging me. Kicking and screaming to a live event. We have to do now live events.

I want to have like a celebration and we’re going to learn stuff, but we are not selling anything.

You know what, that would be funny though. Because I’ve heard horror stories. That would be hilarious if we said “Hi, welcome everybody. First thing we want you to do is take out your wallets.” I’ve heard people doing that. “Get your credit card out. Okay, now we’re going to figure out how. Here’s a script and here’s how you raise your credit limit.” Like what the heck?

Jack Butala:

Jill DeWit:
I would have walked out.

Jack Butala:
That’s how you go to hell. By the way. That is a ticket to hell.

Jill DeWit:
That’s … That’s not …

Jack Butala:
That is not ethical. It makes me mad just …

Jill DeWit:
It really makes me mad.

Jack Butala:
You bring this up. I hear you bring this up with members sometimes, because … I’ve heard members say they did that.

Jill DeWit:
Yeah.

Jack Butala:
Before they found out, they went to these stupid things.

Jill DeWit:
They didn’t know. They didn’t know and I understand.

Jack Butala:
That’s just.

Jill DeWit:
You think that’s how it’s supposed to go. You don’t know that there’s any difference, and there is a difference. That’s not what we’re doing, but I thought that might be funny.

Jack Butala:
That’s like parking in a handicapped. It’s out of bounds.

Jill DeWit:
It is.

Jack Butala:
That’s how you go … Immediate karma should happen.

Jill DeWit:
It’s true. That’s true. Or those nasty letters, like if you’re like … We joke about it in our office, because we have properties out there that aren’t current on taxes. Sometimes.

Jack Butala:
Yeah.

Jill DeWit:
I get these letters, and they’re like “Some people’s tactic of trying to reach a seller is sending a scary letter that your home’s going to be taken away. Or da da da, you better act now.” I save those, because those crack me up.

Jack Butala:
You cannot …

Jill DeWit:
I’m like this is … It’s mean, because I’m sure they’re scaring some little old lady.

Jack Butala:
Yeah.

Jill DeWit:
Who was a month late and didn’t even know it, because her … Whatever. That’s not cool.

Jack Butala:
I talk about that, actually in the cash flow from land program. The educational program.

Jill DeWit:
Yeah.

Jack Butala:
You’re not going to trick anybody into selling their land to you.

Jill DeWit:
No, that’s wrong.

Jack Butala:
The reason somebody’s going to sell property to you is because they want to check it off their list.

Jill DeWit:
Mm-hmm (affirmative).

Jack Butala:
You cannot … You’re not going to convince them they don’t want to do or scare them.

Jill DeWit:
Mm-hmm (negative). Scare them into it.

Jack Butala:
It’s silly.

Jill DeWit:
That’s dumb.

Jack Butala:
Right.

Jill DeWit:
I agree.

Jack Butala:
You cannot lose, Jill. You just cannot lose if you follow the program. Take it seriously. I mean I said in the beginning of this. All you got to bring to the table is ambition and commitment and I’m not joking.

Jill DeWit:
Mm-hmm (affirmative).

Jack Butala:
If you don’t have that, you’re just wasting our time and your time, and a bunch of money.

Jill DeWit:
You’re right.
