Jack Butala:
Jack Butala here for LandAcademy. Welcome to our Cash Flow From Land Show. In this episode, Jill and I talk about other ways to use our data to doorstep product. It’s amazing. This topic, Jill, came from I’m listening people on SuccessPlant talking about … SuccessPlant.com.

Jill DeWit:
Mm-hmm (affirmative).

Jack Butala:
About other ways they’re actually using our data.

Jill DeWit:
I know it’s [inaudible 00:00:23]. I cannot wait to talk about it.

Jack Butala:
Which is really cool. Yeah. Before we do, let’s take a question from a caller.

Jill DeWit:
Okay. This is one right here too, Dwayne from Tempe called in and asked “I’m new to Arizona, but heard there are great deals here. How do I figure out the best market or area to target?” This is for you.

Jack Butala:
Hey, before I answer. Call 888-735-5045 if you have a question like this, and leave us a message there. If you sound like an interesting person, we’ll probably have you on the show.

Jill DeWit:
So far no one’s been interesting.

Jack Butala:
Except you, Jill.

Jill DeWit:
So they haven’t made the cut.

Jack Butala:
You know what? Next year sweetheart, no one’s interesting at all. You set the standard.

Jill DeWit:
Thank you. Not that interesting. Thank you though, I’ll take it. I will take it. All right. Steven, answer this question because this is totally your thing and you did this … You did a fantastic job explaining this in our program, but I want you … Can you give the three minute version?

Jack Butala:
Yeah, I … You’re right Jill. I spend a whole chapter on this topic, because hey, if you’re not going to pick the right area in the first place, it’s not going to work.

Jill DeWit:
Mm-hmm (affirmative).

Jack Butala:
I’ll tell you this right up front. A lot of people ask me this. Hey, should I be doing it in this area? You know what my answer is? You have to figure this out yourself. It’s a lead the horse to water but not to drink there. How do you pick a great area to target? This is what I cover in the program. There’s a 3 point, or 3 step process. Number 1, get a census map off the internet, and look at the population density in the census maps. The darker the green it is, the more likelihood, in my opinion, you’re going to have a successful mail. That’s number one. Get a census map to find the very rural areas. Number 2, check on the internet. Certain places where land … Do a Google search. Find the places on the internet that people sell vacant land like this. Rural vacant land. See if there’s a lot of properties in there.

If there’s none, and I mean 0, like for instance, I bet you there are no properties in Manhattan for sale in these. Manhattan, New York, then that’s a good indication you might want to stay out of there. Number 3, value. Make sure that the properties are valued the way that they should be. That they’re not … A 40-acre property shouldn’t be listed for $17 million. If you send a …

Jill DeWit:
Unless that it’s in Manhattan.

Jack Butala:
Or Scottsdale.

Jill DeWit:
Yeah. Right.

Jack Butala:
If you send a mailer to a property owner who knows his property’s worth $17 million and you send it for … Yeah.

Jill DeWit:
3 grand, he’s … Yeah, that’s not going to work.

Jack Butala:
You’re going to cause him serious anger. Get some backlash.

Jill DeWit:
Well, and you just wasted your time.

Jack Butala:
Yeah. You wasted 50 cents on a stamp and the whole thing.

Jill DeWit:
Yep.

Jack Butala:
We should say, too, with our data to doorstep, it’s less than the count of the price of a stamp.

Jill DeWit:
I know it is.

Jack Butala:
Dwayne, it’s not hard at all. Take that 3 step place, you can do it for any place in the country, and in Canada, too. It works.

Jill DeWit:
Thank you Steven. Okay. Our topic, I love this. Using our data to get construction for.

Jack Butala:
Isn’t this hilarious? I love this stuff.

Jill DeWit:
This is brilliant.

Jack Butala:
We have such a good good group of people Jill.

Jill DeWit:
That’s where I was going to go with this too. What does this say about our community and who is in our circle, and how smart they are? I mean things I would have never thought of. I am so impressed. We have a really good … I don’t want to scare anybody, like I’m not brainy, I cannot do this. No no no. We have a really knowledgeable group.

Jack Butala:
Here’s what Jill and I are hawking right now.

Jill DeWit:
Hawking.

Jack Butala:
This …

Jill DeWit:
What the heck? Hey, step over here, I’m going to open up my trunk. What’s …

Jack Butala:
I’m just going to a … I just have a picture of a 3 ring circus.

Jill DeWit:
I have purses in my trunk that I’m hawking. They’re all knockoffs.

Jack Butala:
Never buy anything in a hotel. If a hotel is involved, don’t buy anything.

Jill DeWit:
A hotel?

Jack Butala:
Yeah. Don’t go to a hotel and buy watches or you know.

Jill DeWit:
Oh. People do that?

Jack Butala:
Yeah. Oh my gosh, trunk shows.

Jill DeWit:
I was saying out of the trunk.

Jack Butala:
Trunk shows in a hotel. Oh like if you’re … Don’t buy any kind of educational product where there’s … In a hotel.

Jill DeWit:
Okay. That’s hilarious. Jeez.

Jack Butala:
You see the nature of our product, the data to doorstep, datatodoorstep.com is a … It’s a membership level thing where you access a database. The same database that First American Title uses to write title policies. No, it’s a live database. It’s not live, but it’s as live as it gets. Feed from a …

Jill DeWit:
Constantly updated.

Jack Butala:
Assessor. All the assessors. County assessors. That’s how they … Yeah, it’s the best data you can buy. Also with it you get access to severe severe discount, to send the mailers out. Yourself from a bulk mail company in Pasadena that we established. Cheaper than the price of the stamp. Look, I’ve done it every way. This is the best way to do it. The cheapest and the most effective.

Jill DeWit:
We worked hard to get it like that, yep.

Jack Butala:
This braniac, this member of ours, says “You know? This data rocks. It’s every homeowner, or every land owner.”

Jill DeWit:
Mm-hmm (affirmative).

Jack Butala:

Jill DeWit:
Homeowner, whatever you want.

Jack Butala:
99% of property owners in the country are in this database.

Jill DeWit:
Right.

Jack Butala:
It’s constantly updated when they buy and sell property.

Jill DeWit:
Mm-hmm (affirmative).

Jack Butala:
This guy starts looking at the mapping function and says “You know? I’m a contractor and I do certain stuff. We’re very good at very specific contract-type work.” This guy, he’s a roofer. He’s like “I’m using the data to send out …” I can see. He’s like he can … He goes on Google Earth. He can see that people need new rooves. He uses our data to send them a note. Says “Dude, I can see that you need a new roof.” That’s brilliant.

Jill DeWit:
Well not only that but just he can … He’s canvassing a whole area. Too.

Jack Butala:
Yeah.

Jill DeWit:
Because there was a storm I guess and hail damage.

Jack Butala:
Yeah.

Jill DeWit:
He knows in this whole area there are people that need a roof. It just happened.

Jack Butala:
A roof?

Jill DeWit:
A roof. Roof.

Jack Butala:
Is that how people from Southern California say roof?

Jill DeWit:
It’s a roof. A roof.

Jack Butala:
A roof.

Jill DeWit:
A roof. A roof. Anyway. A top on my house.

Jack Butala:
A lid.

Jill DeWit:
A lid. Anyway, he’s using it to …

Jack Butala:
A roof.

Jill DeWit:
Canvas the area and send out mailers to them for his business. I’m like I think that’s a … I just think that’s awesome. I was trying to think too.

Jack Butala:
What else can you use it for?

Jill DeWit:
What, I know. I’m like all right. What about, hmm. Okay, so you have access to basically, think about an area. You can find out not only this area who owns it, but you can find out the square footage. The size of the home.

Jack Butala:
Oh, it’s …

Jill DeWit:
You can find out is there a basement?

Jack Butala:
Yeah, it’s …

Jill DeWit:
You can find out … You could do …

Jack Butala:
What it’s zoned.

Jill DeWit:
The zoning. Lot size. You can find out liens. You can find out if they have a mortgage. You can find out the percentage. You can find out the loan amounts.

Jack Butala:
When they bought it.

Jill DeWit:
Yeah, when they bought it.

Jack Butala:
How much they bought it for. I mean it’s endless.

Jill DeWit:
Yeah, it is. I’m going, well maybe if I was a bank lender, do I want to have … I don’t know. I might. I mean who else? I mean whoever.

Jack Butala:
Anybody who’s selling anything and doing it properly.

Jill DeWit:
To a targeted area.

Jack Butala:
To a targeted area or to people who … People who generally own homes or land have some disposable income.

Jill DeWit:
Right.

Jack Butala:
You can do it by neighborhood and census track and the whole thing.

Jill DeWit:
It’s amazing what data we can get our hands on nowadays.

Jack Butala:
Yeah.

Jill DeWit:
Do you remember … Did you see … Did I tell you about the thing I did the other day in … I learned in Twitter?

Jack Butala:
Yeah, you did. Go ahead, that’s so cool.

Jill DeWit:
This is so cool. You can in Twitter, drop your GPS or any GPS location in there and then you can give it a distance. 5 miles. 1 mile.

Jack Butala:
A radius.

Jill DeWit:
1/2 mile, right, a radius of that GPS coordinate, and see who, if they have dropped their location in there, too, to make it work. A lot of businesses like pizza deliveries or stuff like that. They did. You can see who’s tweeting and what they’re tweeting.

Jack Butala:
Mm-hmm (affirmative).

Jill DeWit:
It’s the coolest thing. Now what I don’t know is is it automatically turned on because your cellphone’s on? You know people. Let me ask, see this I haven’t found out, it’s a little bit scary but say your GPS is turned on in your cellphone because you use it for directions all the time.

Jack Butala:
Yeah. Because you’re …

Jill DeWit:
Does that automatically include you in that group as you’re tweeting? I don’t know.

Jack Butala:
I don’t either.

Jill DeWit:
It’s pretty amazing.

Jack Butala:
Is it that real time?

Jill DeWit:
Oh, it’s real time.

Jack Butala:
Is it? That’s amazing.

Jill DeWit:
I watched them. They did a … I did a whole thing, it was a whole webinar I was chatting with. Our social media people. We were brushing up on some stuff, and they were like, did you know you could do this? I’m like all right, this rocks. I don’t need it, for what we do, but if I had a pizza company and I want to know. Whatever my thing is, I want to know what’s going on in my neighborhood.

Jack Butala:
There’s a lot of talk about pizza lately.

Jill DeWit:
Or something, it’s interesting. You know, can you tell?

Jack Butala:
What is the pizza? Is it a hunger thing? Like no for like a week you said pizza. We bought pizza.

Jill DeWit:
I have. You know what it is? It’s the pizza truck on my mind.

Jack Butala:
Pizza truck?

Jill DeWit:
The pizza truck. The new pizza.

Jack Butala:
Oh, the Domino’s pizza thing.

Jill DeWit:
The new pizza car. I got to see this thing.

Jack Butala:
Got to have pizza now.

Jill DeWit:
Now I got to have pizza. Yeah. I am actually … I clearly am craving pizza because it’s all I talk about.

Jack Butala:
Yeah.

Jill DeWit:
Right now, it’s not frozen yogurt. It’s not dry cleaning. It’s pizza. I’m really not a pizza person per se, I’m really more of a sweet tooth person. I should be talking about ice cream or frozen yogurt.

Jack Butala:
We’re a licensed provider of this data.

Jill DeWit:
Right.

Jack Butala:
This topic really fascinates me, because we could market it to just different groups of people.

Jill DeWit:
Oh my goodness. Yes. That is my only challenge right now is I cannot get the word out fast enough.

Jack Butala:
Yeah.

Jill DeWit:
I hope this show is being re-tweeted.

Jack Butala:
If you’re a professional marketer, call us.

Jill DeWit:
Yeah. Oh my goodness yeah.

Jack Butala:
Reach out to us, please.

Jill DeWit:
Yeah. We’re going to yeah.

Jack Butala:
There is a place for you here somehow.

Jill DeWit:
There is a place for you. If you can help us with this, there is a place for you.

Jack Butala:
We have had … This is the … Jill and I have had meeting after meeting after meeting with local marketing firms.

Jill DeWit:
Gosh.

Jack Butala:
Agent … Talent agents and on and on and on. It’s been the biggest disappointment.

Jill DeWit:
Mm-hmm (affirmative).

Jack Butala:
I’m just telling it straight like it is, like everything.

Jill DeWit:
Why is that?

Jack Butala:
Why is that?

Jill DeWit:
You know what I hear. Here’s what I …

Jack Butala:
Why cannot we find a marketing company?

Jill DeWit:
I know, and you know what I wonder? I wonder if we’re asking for too much?

Jack Butala:
I … Here’s my theory.

Jill DeWit:
I don’t know.

Jack Butala:
I think we go to these meetings, and they say well … They look at our stuff, and they say “Well you guys do a podcast every day. 7 days a week. You are very frequent bloggers. You’re reaching this, you’re reaching this, you’re reaching this. Ah, we cannot help you. That’s what we were going to suggest that you do.”

Jill DeWit:
Oh, we’re at that level. They want the person that does nothing and they don’t know what they’re doing.

Jack Butala:
Yes. Yes. They want a person who says what’s Facebook?

Jill DeWit:
Right. I’m going to open a knitting shop and I don’t know what to do.

Jack Butala:
I don’t even have an email address, or something.

Jill DeWit:
Right.

Jack Butala:
Then they can say okay, that will be $10,000 a month.

Jill DeWit:
Oh, we’re going to build you a website.

Jack Butala:
Yeah, we’re going to build you a website.

Jill DeWit:
Oh, we’re going to do this. Oh.

Jack Butala:
That’s what I think’s going on. We’re just not a good customer for them.

Jill DeWit:
Shoot. We’re a little too smart. Or we’re just past that. We’re just at a level.

Jack Butala:
Yeah.

Jill DeWit:
Which is where we are everyone, so our future social media person who I hope is listening right now.

Jack Butala:
Yeah.

Jill DeWit:
I really mean that.

Jack Butala:
So do I.

Jill DeWit:
With … I cannot tell you how much I need that. We’ve got the website. We’ve got this. We have the resources. We just need to get the word out, and we don’t know the right way and how to do it. I need it in a system then and I need it to be automatic.

Jack Butala:
You know Steve Seal of LandCentral.com?

Jill DeWit:
Mm-hmm (affirmative).

Jack Butala:
The owner there? He has 3 full time marketing people.

Jill DeWit:
I believe it.

Jack Butala:
They … All 3 of them have degrees, and they’re very young. They have college degrees in internet marketing.

Jill DeWit:
God.

Jack Butala:
Maybe that’s the answer.

Jill DeWit:
Maybe that’s the answer.

Jack Butala:
If you have a college degree in internet marketing, and you have all the answers, please call us.

Jill DeWit:
Yeah. Serious. That would be great. Cool.

Jack Butala:
Isn’t that funny, you know when you start something like this? Like LandAcademy? You just … It’s like … The stuff that you think’s going to be a challenge ends up being really easy and the stuff that you think is easy ends up being like …

Jill DeWit:
A big challenge.

Jack Butala:
You never thought, yeah.

Jill DeWit:
Well, that’s what you and I talked about. I don’t want to say this. I don’t want to promise anything.

Jack Butala:
Oh, you got to say it now.

Jill DeWit:
I’m going to say it, but I’m not going to promise anything. So much of what we do and have done here, and we are clearly clearly successful coaching and mentoring people as they build their own businesses, we can teach that. We could help that. You know what I mean?

Jack Butala:
Yeah. We need that level from a marketing person.

Jill DeWit:
Right.

Jack Butala:
We need to be just blown off of our, out of our chairs.

Jill DeWit:
Right.

Jack Butala:
At the stuff that a marketer can do.

Jill DeWit:
Exactly.

Jack Butala:
That’s the kind of person I need.

Jill DeWit:
You’re right. I just think, yeah. We’ll talk more.

Jack Butala:
Hey, so back to data. I got a … Just a out of the blue email from this company that says you guy clearly know data and you know the value of it.

Jill DeWit:
Mm-hmm (affirmative).

Jack Butala:
We have DMV records. We have DMV database. Motor vehicles. I haven’t even talked about this with you.

Jill DeWit:
No, I didn’t even know that. Oh I could do something with that. Phew.

Jack Butala:
That’s what I’m saying. Can you imagine?

Jill DeWit:
Oh.

Jack Butala:
Start thinking about that. All right. Just let the wheels turn, because …

Jill DeWit:
Yeah.

Jack Butala:
I would love to be able to look up, the way that we can look up. I would love to know who … All the people. I want a list of everyone who owns ’63 Stingray convertible for a lot of reasons.

Jill DeWit:
Mm-hmm (affirmative). Right.

Jack Butala:
How cool is that?

Jill DeWit:
That, and send them a letter? Send them offers? I would totally do that. We should do that.

Jack Butala:
We are going to actually.

Jill DeWit:
We’re going to do that.

Jack Butala:
It happened late last night I got the email.

Jill DeWit:
That’s fantastic.

Jack Butala:
It was very crafted. It was not a salesy. It was like you guys, Steve, you clearly know data.

Jill DeWit:
Nice.

Jack Butala:
They found us. Maybe they … Yeah, they found us somehow.

Jill DeWit:
Yeah.

Jack Butala:
Maybe our marketing is working, Jill.

Jill DeWit:
It’s not that bad.

Jack Butala:
You paid out for sure. I know for sure nobody listens to this show.

Jill DeWit:
Stop it. Will you stop that? Our people … Ah.

Jack Butala:
You know what, we have thousands of, actually truth is this. We always joke about it. We have thousands and thousands of regular listeners.

Jill DeWit:
I know. Right. I’m here apologizing for our producers for Steven’s behavior, because I know he’s been talked to about that.

Jack Butala:
I know.

Jill DeWit:
I’m here saying it again.

Jack Butala:
They get upset about that. I think it’s funny as hell.

Jill DeWit:
They do get upset about that. I know.

Jack Butala:
I like sending them 6 listeners.

Jill DeWit:
I know. You’re so silly.

Jack Butala:
If you have a creative way about how to use this data, I’d love to hear about that, too. Go over to SuccessPlant.com, which is our online community, where all of our members collaborate and do deals with each other and talk about success and failures and the whole thing. Jump on SuccessPlant and tell us about it. We should do a whole forum maybe. Hey, join us in another episode … Another episode where Jill and I discuss your all important investment in land and in life. DMV thing could be awesome.

Jill DeWit:
I’m excited.

Jack Butala:
I didn’t, you know I didn’t, I honestely, with intent, about a year ago, tried to find … This is the first question I asked these guys. What’s the source of data? I googled and googled and googled this, and there’s … I could not find it.

Jill DeWit:
Okay.

Jack Butala:
I’m going to find out if it’s real first of all.

Jill DeWit:
It’s cars. It’s motorcycles.

Jack Butala:
Boats.

Jill DeWit:
It’s boats.

Jack Butala:
Everything that’s registered.

Jill DeWit:
It’s RVs.

Jack Butala:
Yeah. You could make a huge …

Jill DeWit:
Mobile homes.

Jack Butala:
Yeah.

Jill DeWit:
Mobile homes. Phew. Wow.

Jack Butala:
I don’t know if that’s how that works. Are mobile homes registered?

Jill DeWit:
Trailers. They have a license plate. You haven’t noticed? I mean they used to. Used to in Southern California, you would license it like a car, and you leased …

Jack Butala:
Jill, did you grow up in a trailer? You did, didn’t you?

Jill DeWit:
You’re such a stinker, I did not.

Jack Butala:
How do you know about this?

Jill DeWit:
Listen. Every … Listen Steven James, quit picking on me.

Jack Butala:
I don’t think there’s anything wrong with that. I would love to live in an RV.

Jill DeWit:
I didn’t. Of course I didn’t. I mean I didn’t, no that would be crazy. No, my grandma did. My grandma and grandpa lived in Escondido, for anybody who knows where that is. They lived in a beautiful, beautiful like retirement community in a nice, I mean it was like fancy garden tub. It was really nice. I liked going to visit them, you stinker. I remember seeing …

Jack Butala:
I’m from Detroit. Nothing’s worse than that. That’s the bottom.

Jill DeWit:
A license plate on the side literally of the RV. I mean not RV, on the mobile home.

Jack Butala:
Yeah. Mm-hmm (affirmative).

Jill DeWit:
I don’t know if it’s still that way, but I’m going to find out. I think you license them.

Jack Butala:
You know what?

Jill DeWit:
Like that, and then you, like I said, you lease the land.

Jack Butala:
There’s this endless … If that’s the case.

Jill DeWit:
Mm-hmm (affirmative).

Jack Butala:
Hey, if anybody knows the answer to this, please let us know. If that’s the case, that’s a whole different, I mean, you could make an overnight business out of that. Buying mobile homes. The way that we buy land.

Jill DeWit:
Right? Yes you can.

Jack Butala:
That’s actually exciting. That’s really … I love the upfront stuff.

Jill DeWit:
Yes.

Jack Butala:
Like not doing the actual work in a country. I like the upfront fun stuff.

Jill DeWit:
Jeez. You’re just crazy. Okay.

Jack Butala:
Let’s go buy some mobile homes.
