Okay. This is one right here too, Dwayne from Tempe called in and asked “I’m new to Arizona, but heard there are great deals here. How do I figure out the best market or area to target?” This is for you.

Jack Butala:

Thank you. Not that interesting. Thank you though, I’ll take it. I will take it. All right. Steven, answer this question because this is totally your thing and you did this … You did a fantastic job explaining this in our program, but I want you … Can you give the three minute version?

Jack Butala:
Yeah, I … You’re right Jill. I spend a whole chapter on this topic, because hey, if you’re not going to pick the right area in the first place, it’s not going to work.

Jill DeWit:
Mm-hmm (affirmative).

Jack Butala:
I’ll tell you this right up front. A lot of people ask me this. Hey, should I be doing it in this area? You know what my answer is? You have to figure this out yourself. It’s a lead the horse to water but not to drink there. How do you pick a great area to target? This is what I cover in the program. There’s a 3 point, or 3 step process. Number 1, get a census map off the internet, and look at the population density in the census maps. The darker the green it is, the more likelihood, in my opinion, you’re going to have a successful mail. That’s number one. Get a census map to find the very rural areas. Number 2, check on the internet. Certain places where land … Do a Google search. Find the places on the internet that people sell vacant land like this. Rural vacant land. See if there’s a lot of properties in there.

If there’s none, and I mean 0, like for instance, I bet you there are no properties in Manhattan for sale in these. Manhattan, New York, then that’s a good indication you might want to stay out of there. Number 3, value. Make sure that the properties are valued the way that they should be. That they’re not … A 40-acre property shouldn’t be listed for $17 million. If you send a …

Unless that it’s in Manhattan.

Jack Butala:
Or Scottsdale.

Jill DeWit:
Yeah. Right.

Jack Butala:
If you send a mailer to a property owner who knows his property’s worth $17 million and you send it for … Yeah.

3 grand, he’s … Yeah, that’s not going to work.

Jack Butala:
You’re going to cause him serious anger. Get some backlash.

Jill DeWit:
Well, and you just wasted your time.

Jack Butala:
Yeah. You wasted 50 cents on a stamp and the whole thing.

Jill DeWit:
Yep.

We should say, too, with our data to doorstep, it’s less than the count of the price of a stamp.

Assessor. All the assessors. County assessors. That’s how they … Yeah, it’s the best data you can buy. Also with it you get access to severe severe discount, to send the mailers out. Yourself from a bulk mail company in Pasadena that we established. Cheaper than the price of the stamp. Look, I’ve done it every way. This is the best way to do it. The cheapest and the most effective.

We worked hard to get it like that, yep.

Jack Butala:
This braniac, this member of ours, says “You know? This data rocks. It’s every homeowner, or every land owner.”

Jill DeWit:
Mm-hmm (affirmative).

Jack Butala:
Like 98%.

Jill DeWit:
Homeowner, whatever you want.

Jack Butala:
99% of property owners in the country are in this database.

Jill DeWit:
Right.

Jack Butala:
It’s constantly updated when they buy and sell property.

Jill DeWit:
Mm-hmm (affirmative).

Jack Butala:
This guy starts looking at the mapping function and says “You know? I’m a contractor and I do certain stuff. We’re very good at very specific contract-type work.” This guy, he’s a roofer. He’s like “I’m using the data to send out …” I can see. He’s like he can … He goes on Google Earth. He can see that people need new rooves. He uses our data to send them a note. Says “Dude, I can see that you need a new roof.” That’s brilliant.

Jill DeWit:
Well not only that but just he can … He’s canvassing a whole area. Too.

Jack Butala:
Yeah.

Jill DeWit:
Because there was a storm I guess and hail damage.

Jack Butala:
Yeah.

Jill DeWit:
He knows in this whole area there are people that need a roof. It just happened.

Jack Butala:
A roof?

Jill DeWit:
A roof. Roof.

Jack Butala:
Is that how people from Southern California say roof?

Jill DeWit:
It’s a roof. A roof.

Jack Butala:

Canvas the area and send out mailers to them for his business. I’m like I think that’s a … I just think that’s awesome. I was trying to think too.

What else can you use it for?

Jill DeWit:
What, I know. I’m like all right. What about, hmm. Okay, so you have access to basically, think about an area. You can find out not only this area who owns it, but you can find out the square footage. The size of the home.

Jack Butala:
Oh, it’s …

Jill DeWit:
You can find out is there a basement?

Jack Butala:
Yeah, it’s …

Jill DeWit:
You can find out … You could do …

Jack Butala:
What it’s zoned.

Jill DeWit:
The zoning. Lot size. You can find out liens. You can find out if they have a mortgage. You can find out the percentage. You can find out the loan amounts.

Jack Butala:
When they bought it.

Jill DeWit:
Yeah, when they bought it.

Jack Butala:
How much they bought it for. I mean it’s endless.

Jill DeWit:
Yeah, it is. I’m going, well maybe if I was a bank lender, do I want to have … I don’t know. I might. I mean who else? I mean whoever.

Jack Butala:
Anybody who’s selling anything and doing it properly.

Jill DeWit:
To a targeted area.

Jack Butala:
To a targeted area or to people who … People who generally own homes or land have some disposable income.

Jill DeWit:
Right.

Jack Butala:
You can do it by neighborhood and census track and the whole thing.

Jill DeWit:
It’s amazing what data we can get our hands on nowadays.

Jack Butala:
Yeah.

Jill DeWit:
Do you remember … Did you see … Did I tell you about the thing I did the other day in … I learned in Twitter?

Jack Butala:
Yeah, you did. Go ahead, that’s so cool.

Jill DeWit:
This is so cool. You can in Twitter, drop your GPS or any GPS location in there and then you can give it a distance. 5 miles. 1 mile.

Jack Butala:
A radius.

Jill DeWit:
1/2 mile, right, a radius of that GPS coordinate, and see who, if they have dropped their location in there, too, to make it work. A lot of businesses like pizza deliveries or stuff like that. They did. You can see who’s tweeting and what they’re tweeting.

Jack Butala:
Mm-hmm (affirmative).

Jill DeWit:
It’s the coolest thing. Now what I don’t know is is it automatically turned on because your cellphone’s on? You know people. Let me ask, see this I haven’t found out, it’s a little bit scary but say your GPS is turned on in your cellphone because you use it for directions all the time.

Jack Butala:
Yeah. Because you’re …

Jill DeWit:
Does that automatically include you in that group as you’re tweeting? I don’t know.

Jack Butala:
I don’t either.

Jill DeWit:
It’s pretty amazing.

Jack Butala:
Is it that real time?

Oh, it’s real time.

Is it? That’s amazing.

Jill DeWit:
I watched them. They did a … I did a whole thing, it was a whole webinar I was chatting with. Our social media people. We were brushing up on some stuff, and they were like, did you know you could do this? I’m like all right, this rocks. I don’t need it, for what we do, but if I had a pizza company and I want to know. Whatever my thing is, I want to know what’s going on in my neighborhood.

Jack Butala:
There’s a lot of talk about pizza lately.

Jill DeWit:
Or something, it’s interesting. You know, can you tell?

Jack Butala:
What is the pizza? Is it a hunger thing? Like no for like a week you said pizza. We bought pizza.

Jill DeWit:
I have. You know what it is? It’s the pizza truck on my mind.

Jack Butala:
Pizza truck?

Jill DeWit:
The pizza truck. The new pizza.

Jack Butala:
Oh, the Domino’s pizza thing.

Jill DeWit:
The new pizza car. I got to see this thing.

Jack Butala:
Got to have pizza now.

Now I got to have pizza. Yeah. I am actually … I clearly am craving pizza because it’s all I talk about.

Jack Butala:
Yeah.

Right now, it’s not frozen yogurt. It’s not dry cleaning. It’s pizza. I’m really not a pizza person per se, I’m really more of a sweet tooth person. I should be talking about ice cream or frozen yogurt.

This topic really fascinates me, because we could market it to just different groups of people.

Oh my goodness. Yes. That is my only challenge right now is I cannot get the word out fast enough.

Why cannot we find a marketing company?

Jill DeWit:
I know, and you know what I wonder? I wonder if we’re asking for too much?

I … Here’s my theory.

Jill DeWit:
I don’t know.

Jack Butala:
I think we go to these meetings, and they say well … They look at our stuff, and they say “Well you guys do a podcast every day. 7 days a week. You are very frequent bloggers. You’re reaching this, you’re reaching this, you’re reaching this. Ah, we cannot help you. That’s what we were going to suggest that you do.”

Jill DeWit:
Oh, we’re at that level. They want the person that does nothing and they don’t know what they’re doing.

Jack Butala:
Yes. Yes. They want a person who says what’s Facebook?

Jill DeWit:
Right. I’m going to open a knitting shop and I don’t know what to do.

Jack Butala:
I don’t even have an email address, or something.

Jill DeWit:
Right.

Jack Butala:
Then they can say okay, that will be $10,000 a month.

Jill DeWit:
Oh, we’re going to build you a website.

Jack Butala:
Yeah, we’re going to build you a website.

Jill DeWit:
Oh, we’re going to do this. Oh.

Jack Butala:
That’s what I think’s going on. We’re just not a good customer for them.

Jill DeWit:
Shoot. We’re a little too smart. Or we’re just past that. We’re just at a level.

Jack Butala:
Yeah.

Jill DeWit:
Which is where we are everyone, so our future social media person who I hope is listening right now.

Jack Butala:
Yeah.

I really mean that.

With … I cannot tell you how much I need that. We’ve got the website. We’ve got this. We have the resources. We just need to get the word out, and we don’t know the right way and how to do it. I need it in a system then and I need it to be automatic.
