Every minute. Nick wrote, “Hi, all. Just joined Land Academy. Pleasure to meet you. I’m particularly interested in the deal funding/landing tools and was curious, which you recommend. Are there other ways you can get all your deals funded? Thanks.” Can we just roll this into the beginning of the show or into the whole topic of the show?

Steven Butala:
Yeah.

Jill DeWit:
Because I don’t have to answer it twice.

Steven Butala:
Today’s topic, how to get funded by Land Academy Deal Funding. It’s official. This is the meat of the show.

Jill DeWit:
Okay. So it’s been a year and a half since we’ve had deal funding, roughly. It started after the second live event and it’s come, and in that last year and a half, let’s just say, we pretty much have limitless capital. So there’s two things going on here. There’s Land Academy Deal Funding. I’m going to tell you what they are. And then I’m going to tell you about LandTank, and then we’ll talk about changes and all the great things that are available to you. So let’s back up. Do you want to give the background as to why this exists?

Steven Butala:
Sure. Here’s an eighth grade simple explanation about what this product is. Land Academy Deal Funding was put together by Jill and I originally so that you don’t have to use your own money to do deals. Here’s a real simple eighth grade example. You find a property because you sent mail out. You learned how to do it correctly. You learn how to price a mailer. You listen to Jill and all the programs and you engage the seller and bought a piece of property for let’s say $10,000. You think it’s worth 30,000 or 40,000. That’s the typical Land Academy model 2021, but you didn’t have the 10,000, nor should you have the 10,000. People feel really guilty about that. Like, I don’t have enough money to do this. No, you just need to be real smart about sending out mail, answer your phone and create some deals.

Steven Butala:
And so we’re here to fund that $10,000 and then split that profit margin. If it’s $30,000 or $40,000, there’s $20,000 or $30,000 of profit in that deal, we’ll split it with you. We may split it with you for as much as 50%. So you take $15,000 out and you’re off to the races, and then you can use that 15,000 for however you use it. We have people in our group that this is their whole model. They don’t ever keep any money. So we’re trying to make this really simple and very, very clear because what’s happened is this. It’s become a shark feeding frenzy of money people out there attacking Land Academy members to be their funder. And so what we’ve done is we’ve approached all these people. Now they’re behind us and they’re funding in a pool. And so you only have to do, you just have to deal with us and we’ll make it simple. There’s no more than a two page agreement. There’s none of these other people are making people sign stuff, and are really, I think in my opinion, taking advantage of the situation. So in a classic Land Academy format, we’re going to make it easy and safe and reliable to get funded. And it’s going to be fair. It is fair.

Jill DeWit:
Yeah, it is fair. So it’s just, you don’t know who to turn to. The first phase of this whole thing was why are we even doing this? Because there’s a lot of people that can’t get into this business because they don’t have the money to buy the properties.

Steven Butala:
But they’re smart.

Jill DeWit:
We totally get that. But they’re smart. They have enough money to get the education, get the mail and get the data out and get the mail rolling and answer the phone. I have these deals. Do I call my dad? Do I call my cousin? Do I sell my car? What do I do now? Now, well we can help you with that. And we’ve always said that no good deals are going to go to waste. So that’s it. Your job is really only to find a good deal. And what’s really great about this too, is some people take it to the next level. They’re like, “Oh, so hold on, Jill and Steven, this means now too-”

Steven Butala:
It’s Jill and Steven now, not Steve and Jill.

Jill DeWit:
Okay, yeah. It’s always been that way.

Steven Butala:
Yeah, that’s actually-

Jill DeWit:
It’s not Jack and Jill. It’s Jill and Jack. Let’s just really call a spade, a spade. So anyway, so all right, Jill and Jack, you mean too now, you’ve always been telling me I can add a zero. Well, I’ve been waiting until I had the money to add a zero. Now I can add a zero to my offers? Yeah. I’ve talked to a lot of people like you get into this and you figure this out and you like it, and you’re good at it, you want to jump ahead to hey, buy it for 50,000 and sell it for 110,000, kind of thing. But you don’t have the $50,000 to dole out. I do, and I can help you with that. And you could jump right into that property. You don’t have to buy it for 5,000. You can jump right to buy it for 50,000. So that’s the thing. So there’s Land Academy Deal Funding. There also happens to be like Nick brought up LandTank. LandTank was a site that we created, is a site that we created.

Steven Butala:
I like was.

Jill DeWit:
Okay. It was a site that we created.

Steven Butala:
I’ll tell you what LandTank used to be, but go ahead.

Jill DeWit:
Okay, it was a site that we created to just spread the love, I guess, and make sure that if I didn’t get to you fast enough or someone, there would be somebody else to fund your deal. Is that what you want to say?

Steven Butala:
Yeah. So what LandTank has been up until, it has been a very, very successful way for new people to get deals funded. You submit your deal. Whoever’s on the back end, whoever joined LandTank, sorry, got a notification that you submitted a deal to get funded. And so it went out to a lot of people and we found out that’s not, they all kind of pitted themselves against each other. And it’s just not-

Jill DeWit:
It wasn’t going the way we want it to go. We’re going to make a few changes too.

Steven Butala:
You as a person who submitted the transaction, need the level of service and education and quality interaction that you’re used to from Land Academy. And so funding should be no different. And so we’re going to act or are acting now as of when this is going to air, Monday, I think as of Wednesday of when this airs can either submit it through LandTank or submit it through Land Academy Deal Funding. It goes to the same place. So I don’t mean to confuse you with two brand names, but it goes to the same place.

Steven Butala:
And so here’s some of the frequently asked questions. I’m submitting this property. I’m super new. Do I have to put it under escrow? I’ve never put any properties under escrow before. I really need some help. In fact, I don’t even know if this is a good deal to do or not. I’m embarrassed, I’m brand new. I don’t want to send you a garbage deal. That’s in the past, submit it. We’ll figure it out for you. And depending on where you are in your career, you may be in, the truth is Jill and I use deal funding sometimes. We will bring in a deal that’s $300,000, $400,000, $500,000, and we know it’s worth $1 million. We’ll submit it. This happens with houses specifically. We don’t feel like writing a $500,000 check. And so we go to the people behind us that have been funding deals for a long time that are not interested in sending mail at all. They’re only interested in applying money. And so we do a deal with them. We cut a deal with the percentage and they fund the whole thing or a portion of it. Maybe we kick in some money. It’s very deal specific. That’s the answer. And it’s tailored to you. If you’ve never done a deal before it, submit the deal. And if it’s terrible, we’ll tell you and we’ll say keep going.

Jill DeWit:
That’s the thing about this. Let me just see, I want to simplify this real quick here. It gets a little confusing. Who? What? Where does it go? What’s it doing? What’s happening? Your job is just to find some deals. And if you don’t have the money to do them, just know that it’s here. So my first choice is for you, go to landinvestors.com. At the very top is deal funding. Just fill it out. It’s that easy. You don’t have to put pictures. You don’t have to do all kinds of extra work and things and post it like you’re selling it. I just kind of need the basics. So that’s why it’s the easiest place to start. You’re going to get immediate feedback from us and our decades of experience. That’s the other thing that not everybody has. So when you’re thinking about a funding partner, you want someone that’s been doing this for years and years and years, not like five minutes and then I’ll have extra cash in a perfect world.

Jill DeWit:
And you don’t have to teach me anything too. So the thing about when you’re looking for funding and you’re calling your cousin, your cousin’s going to want to sit down at the kitchen table with you and spend four hours and talk about why it’s a good deal because they don’t get it. They don’t get land, they don’t get you. They don’t understand how the heck you found these. And they don’t even know why you’re coming to them kind of thing.

Steven Butala:
That’s sad.

Jill DeWit:
So we do, and we understand you. We’re right here and the whole point we’re trying to make today is we’re going to make it bigger, better, faster.

Steven Butala:
Easier.

Jill DeWit:
And we have so much more money behind us that we got your back.

Steven Butala:
Jill’s right. There’s a lot of ways to get deals funded. This is the easiest and the safest.

Jill DeWit:
Exactly.

Steven Butala:
Because of the way that real estate, specifically in 2021, in fact, we’re going to do a show in a couple of days from now about this. The real estate market is hotter than anyone’s ever seen who’s alive today, anyone. And it’s caused a lot of people with money to try to get into it that don’t have a lot of knowledge and don’t understand specifically, don’t understand land. Well, hell, we’ve been doing this forever. So we get it. And we’re in the education business too. We feel like we’re educating you correctly on how to get a deal. So those two things, it just makes it logical that you’d submit it through this channel and feel good about the response.
