Today Jill and I talk about how area home sales dictate land sales. What the heck does that mean?

Jill DeWit:
Makes me think of last Sunday, how we drove around looking at home sales. So much of what we do ties together that I don’t even realize we’re doing it anymore. We spent all that Sunday… Was it last Sunday?

Jack Butala:
Yeah, I think so.

Jill DeWit:
Or was it the day before?

Jack Butala:
One of the Sundays recently.

Jill DeWit:
Yeah, I think it was last Sunday because our schedule was all goofed up because we had recorded on Monday and Thursday this week. We were all messed up.

Jack Butala:
All this stuff-

Checking to see how much you drank because I don’t know what’s going on here.

No, that’s not what’s going on here. But it was really good.

Jack Butala:
When you go out with four professional women that are like your level all by yourselves, what do you talk about?

Jill DeWit:
Not business.

Jack Butala:
Really?

Jill DeWit:
Yeah. Nothing business.

Jack Butala:

Nothing business, nothing COVID. This is good. We talk about travel. You know the only thing that comes up with the COVID discussion is all the things that we can’t do. Like we were researching spas for… My friend has a big birthday coming up. So we’re researching spas, and we were like the one really cool spa happens to open like this week kind of thing. It’s just now reopening. So that’s what we talk about. What do you guys talk about when you guys go out? Because if I’m out with the girls, you have free time.

Jack Butala:
I’ve noticed that our girl time and guy time don’t coincide.

Jill DeWit:
I know. Why is that?

Jack Butala:
I don’t know.

Jill DeWit:
I think because we secretly want the house to ourselves. [crosstalk 00:02:25] You’re like, “You can go out.” You’re like, “No, no. This is fine.”

Jack Butala:
What did we talk about? It usually starts with… Yeah, and here’s what guys do. It starts with just venting. And usually there’s a ring leader. It’s actually usually me, who says this like, “Look-

Jill DeWit:
That’s all true.

Jack Butala:
Everyone’s got five to 10 minutes to just say what you need to say, whatever. You can complain about California. You can complain about the person you’re married to. You can complain about your business numbers recently. Those are the top three topics. And then for about 30 minutes, that takes about… 30 minutes is a good time to consume the first drink. Then everybody’s just a little bit chilled out. They got all this stuff they need to get off their chest. And then we actually start to have fun and laugh and talk about fishing-

Jill DeWit:
Cars.

Jack Butala:
Or cars, yeah, or whatever.

Jill DeWit:
I understand.

Jack Butala:
Oh, and the fourth one is our kids.

Jill DeWit:
Oh yeah. Don’t even bring that up now. That’s not a good thing to say around me right now at all.

Jack Butala:
So what’s the anatomy of the chick thing?

Jill DeWit:
The anatomy of the chick thing?

Jack Butala:
Yeah, you didn’t give us much information, Jill.

Jill DeWit:
Well, we dive in and go hard with drinks. We get excited about that. We do care about what we eat. So there’s a little bit of talking about that. We are not so into the environment, but we know who’s around, kind of like we sat down and noticed a bunch of kids. By the way, it was really weird at the restaurant when we were out, like why are all these teenage kids here? This is weird. But that was the extent of that. And just talking about… There’s guy talking. I mean, it really happens. We sit and [crosstalk 00:04:05]. Yeah, we talk about relationships. Usually it’s not all of us. It’s usually one person that’s dealing with something. And then we all go through the whole event ourselves and share our own thoughts and our own recommendations about how it should go.

Jack Butala:
So the other night when you guys were all out, was that your night to talk about the guy thing-

Jill DeWit:
No.

Jack Butala:
That you’re going through?

Jill DeWit:
No, it was not me.

Jack Butala:
Darn. I’m not doing my job. I can do better.

Jill DeWit:
No, no. It’s usually not me because I sit there because you know what? I’m usually the last if we’re talking about people. I’m going to be truthful. This is a nice thing for you. I like to just sit and let people talk, and I’m listening to kind of gauge the situation. How much are we sharing? How much should we not share? Where are these coming from? Are they happy in their relationship? Because you don’t want to sit down with somebody and say how wonderful life is when they’re life feels like crap. So you have to kind of gauge it and see where they’re going. So I’m usually the last to go, and by the time it gets to me, I’m like I better not say anything.

Jack Butala:
I’m exactly the same way when I’m out with guys. For a while during this COVID thing, I prefaced what I was saying. I hate to say it, but we’re doing pretty well financially throughout this whole thing.

Jill DeWit:
You can’t say that.

Jack Butala:
No, you can’t. Just say nothing. Say we’re surviving.

Jill DeWit:
Yeah, it’s like you say, “Oh, life’s great. I’m so happy. We just did this. We just did that. Oh, we’re going to have another baby,” whatever. You know what I mean? And then the next person will go, “We’re getting a divorce.” And you’re like oh.

Jack Butala:
Jill, we do the same thing.

Jill DeWit:
I know.

Jack Butala:
I go last, and I tone it down.

Jill DeWit:
Yeah, exactly. That’s funny.

Jack Butala:
That’s freaking hilarious actually.

Jill DeWit:
Cool.

Jack Butala:
Before we get into it, let’s take a question posted by one of our members on the landinvestors.com online community. It’s free.

Jill DeWit:
Okay. Marcus wrote, “I pulled some lists in RealQuest Pro. For land use, I put manufactured home, mobile home, mobile home lot, mobile home park, and vacant mobile home. I put in improved value zero to zero, and I didn’t get many results back. I tried this in two different counties in two different states. Both counties have very high population density. Is there any way to target only these lots?”

Jack Butala:
This is a very, very, very popular topic and a popular question for us. And I’ll tell you, I’ve come to the conclusion that this needs to be said. When you look at a database, RealQuest Pro and DataTree and Black Knight, TitlePro, you sit down. It’s on the computer screen. Whether you’re looking up in a county in Arkansas or New York City or a county in Oregon, it looks the same to you. And as a data person, they couldn’t be more different on the backend. And here’s why. Their data sets all come from the county assessor. And each county assessor has… There’s no school of how to be a county assessor.

Jill DeWit:
I wish there was. There should be… Oh, this is good. What other job… Oh my God. There’s a lot of places in the current world right now that should have a school for that, and that’s one of them. Sorry.

Jack Butala:
County assessors are… I think they’re elected… They’re either elected or appointed by somebody that’s higher up in their county. And they’re usually land guide. They’re usually men.

Jill DeWit:
I think they’re elected.

Jack Butala:
They’re usually guys.

Jill DeWit:
Seems like it’s on the ballots, one of those things you just kind of brush over randomly because you don’t know either of one, and so you pick the one that’s like ah, kind of like their last name or ah, it’s a chick.

Jack Butala:
Or he’s got a cowboy hat.

Jill DeWit:
Yeah, whatever.

Jack Butala:
This is obviously the way Jill votes.

Jill DeWit:
Yeah, totally. It’s a chick, like the last name.

Jack Butala:
Oh, jill, really?

Jill DeWit:
I don’t know. Or do you know what? Here’s what really happens. Or usually running unopposed, so you check that. You’re not going to write in who you think should be the county assessor. Next time I do that, I’m going to write in, “Me.”

Jack Butala:
They might be a rancher. In the counties that we buy property, they might be a rancher. They might be a farmer or an existing surveyor, but they know about land-

Jill DeWit:
Hopefully.

Jack Butala:
Or they know about something. Maybe they know about money, let’s say. What they don’t know about, and never ever have an interest in or ever will know about, is data. And they inherit this old IBM system, 36-based system that they don’t know. And their eyes roll in the back of their head when you say data. And we rely on this. So we’re staring at RealQuest Pro looking at… Arkansas and Oregon is exactly the same, but it’s so different. So poor Marcus here is trying to find… What he’s looking for is mobile home stuff in Arkansas versus Oregon. And he types in all the right things in Arkansas, and zero comes up. He types in all the same exact stuff in Oregon, and 972 come up, which is probably a good number for rural Oregon.
And he says, “What the hell?” And he’s right. What you have to do is either accept that you’re not going to get the data that you want in Arkansas, or you’re going to have to horse around for an hour and try to figure out how they delineate in Arkansas, for example, mobile home data. And there’s a really good chance they don’t do it at all. They don’t care. Maybe… And I use Arkansas specifically… you can just put a mobile home anywhere, and you don’t have to really tell anybody about it. You just connect it, and then you live your life.

Jill DeWit:
I’d like to talk about county assessors for a moment.

Jack Butala:
So Marcus, I feel your pain. Move on to the next county if you really want to get mobile home data. Go ahead.

Jill DeWit:
Thank you. Because I was thinking about this while you were talking and I was just tuning that out… Just kidding.

Jack Butala:
Nothing new today.

Jill DeWit:
Yep. So I’m thinking, have you ever heard anyone utter this statement? “Wow. I just got the postcard in the mail, and it is spot on. What they show my house is worth is what I think my house is worth. That’s great. Good job,” fill in the blank county. Have you ever heard that?

Jack Butala:
No, not even from people who love to pay taxes. Jill and I live in a community where a lot of people love to play taxes. They believe that their tax money is going for good to a good place.

Jill DeWit:
But they like to pay only so much taxes.

Jack Butala:
And they believe that their property tax is a lot of them. So you know what I have never heard them say about that? Every year in a lot of communities, not all of them, a lot of states or counties, they send what’s called a notice of tax change. And it’s in a postcard. And so that’s not the tax bill. That’s just a notice that hey, you own this piece of property. We assessed it at $792 last year, and we’re assessing it at 824, and here’s why. if you want to contest it, go here, click on this, and here’s the procedure. So no, I’ve never heard anyone get that little postcard and say, “Oh, my taxes went up. I completely agree with this amount.”

Jill DeWit:
Or just that they agree with the amount. So that’s what’s so funny. So number one, I wonder is it the assessor… Okay, follow me on this one here. So and then the flip side is… And then if you did agree with that, let’s just say it was spot on. You’re going to pay the appropriate amount of taxes. Well, who wants that? The whole planet is trying to pay… Let’s just be honest… trying to pay less taxes. So if you got-

Jack Butala:
See, that’s my point. I disagree.

Jill DeWit:
Wait a minute. Wait a minute. Wait a minute.

Jack Butala:
You and I agree that we all want to try to pay [crosstalk 00:11:41] taxes.

Jill DeWit:
Wait a minute. Wait a minute. Wait a minute. You think that… My house is worth $489,000. I don’t want to pay taxes on it being worth 250. I want to pay the right amount of taxes being 489. I don’t believe true.

Jack Butala:
I absolutely believe there are an incredible number of people, specifically in California, that they say, “The tax rate’s awesome. I’m getting what I pay for.” And these are not my friends. They’re not people that we hang out with, but yeah, I do believe there’s a huge section of-

Jill DeWit:
Yeah, I’m missing this whole bubble of this community.

Jack Butala:
There’s a lot of people shaking their head yes right now-

Jill DeWit:
I didn’t know that.

Jack Butala:
Listening to this and watching this.

Jill DeWit:
I guess this ties into… We talked on the show last week where you said you incorrectly walk around thinking everyone’s an entrepreneur. Apparently, I incorrectly walk around thinking everybody thinks like me, like let’s not get crazy here.

Jack Butala:
Well, well said. I believe you do walk around believing that. We’re avoiding-

Jill DeWit:
Oops. My bad.

Jack Butala:
We’re avoiding a very specific political affiliation type conversation, and I think correctly so because I don’t want to make this about politics, but there is a section of people that love to pay taxes, and there’s a section of people, which I think that you and I are involved in that think it’s atrocious. Not only is it atrocious on how much taxes we pay, but how it gets spent.

Jill DeWit:
I see. See, okay, now I get it because the connection is for me, I don’t want to overpay, and I won’t over demand. I’ll under demand. I’m like hey, you guys are doing the best you can. I realize you’re on a budget. How can I help? Now I see. But the people who pay an appropriate amount, they feel expect an appropriate service, like police, fire, utility, whatever, not utilities, but you know what I’m saying. The things that [crosstalk 00:13:38] the potholes in the street.

Jack Butala:
We could go on talking about this forever.

Jill DeWit:
It didn’t even dawn on me.

Jack Butala:
I feel like I got [crosstalk 00:13:44].

Jill DeWit:
Because I’m not that way, I don’t think about that. There’s a pothole, I drive around it. I’m not going to call anybody and say, “Fix the pothole.” Got it. Nevermind.

Jack Butala:
So how does this in your mind-

Jill DeWit:
Apply to the assessor?

Jack Butala:
Translate into an assessor? Yeah.

Jill DeWit:
So my thoughts were are they underpaid? Should we have really smart assessors that are really, really good at this so we can really-

Jack Butala:
By good, it’s assuming reduce our taxes?

Jill DeWit:
No. Should we have really smart assessors that really know how to properly assess what our property’s worth, whether it’s dirt or improved or in a high rise? Or should we just keep our mouth shut and just let it go?

Jack Butala:
I can’t answer that.

Jill DeWit:
Oh okay. That’s fine. Well, that’ll be for another show.

Jack Butala:
We should have accurate taxes. We should have accurate, fair taxes, where-

Jill DeWit:
I kind of like the fair part.

Jack Butala:
Where if you look down a street and there’s 10 houses, and you’re staring at 10 houses and each of are taxed appropriately, maybe it’s not appropriately taxed, but it’s all the same.

Jill DeWit:
Right, relative.

Jack Butala:
And so okay, check that off in California. That doesn’t happen. Half the properties that you’re staring at are under the Prop 13. They don’t pay any tax at all or very, very little. I don’t mean any. They just pay very little.

Jill DeWit:
Right. And the guy next door is paying 10 times, 10 times-

Jack Butala:
Those are the same people, by the way, that qualify for that-

Jill DeWit:
More than 10.

Jack Butala:
Are the people that believe that everyone should pay taxes. So on one side of the mouth they say this, “Yeah, we all need to pay taxes. Are you kidding me? We all live here together. We need services. Hold on a second.” On the other side of the mouth, they’re saying… And they I’ve heard this sentence about 10 times socially from people recently. “I don’t believe that anyone should ever, their property tax rate on their primary residence should ever go so high that they can’t afford to live in their home.”

Jill DeWit:
Understood.

Jack Butala:
And then again, the other side of their mouth, “But we need services, and we should all pay our taxes.

Jill DeWit:
I understand. We should cut it right now. I got it.

Jack Butala:
So that’s not an assessor thing. No, back to the topic. I think these assessors, like I think a lot of people in this world, have been thrust down on their head like a brick, data, data and computers specifically. I’m old enough to remember when every healthcare professional was asked to learn how to use a computer over the weekend because we’re computerizing our whole facility. And guess how that went? There was a lot of throwing keyboards out the window. So it’s the same thing with an assessor. I think they-

Jill DeWit:
I get it.

Jack Butala:
And I don’t think… They probably make a silly small amount of money.

Jill DeWit:
That’s what I think.

Jack Butala:
They probably have to have some other jobs and owns a ranch or something.

Jill DeWit:
That’s what I wonder. Okay.

Jack Butala:
Today’s topic… Finally, today’s topic, area home sales dictate area land sales. This is why you’re listening. So give me a second here, Jill, okay?

Jill DeWit:
Absolutely.

Jack Butala:
If you go onto realtor.com or redfin.com… This is entirely free, and I would encourage you to do this just for fun, if not for any other reason. Choose the area where you live or an area where you’re thinking about buying and selling land for whatever reason, and look up the data, and specifically look up houses, SFR, single family residences, and you’re going to see how much is for sale. And it’s going to be a number like, let’s say 1,000. Then I want you to click on what removing pending sales. If you’re listening to this a year from now, it may not work. But right now during this COVID thing, this is what’s happening. So you’ve got 1,000 houses, SFRs, that are for sale in this community that you chose or county or whatever. You click on the button remove pending or contingent sales. You will see less than one third. So that number is going to go from 1,000 to maybe 300 to 200 to 100 in some cases because everybody’s buying property right now, especially in rural areas. It’s all good news for us.
Then change a product type from houses to land, and the same thing’s going to happen, but the percentage is going to be slightly higher. So if you have a there’s 1,000 houses, maybe you have 150, let’s say 200 properties, pieces of land, you’re going to see that about 100, half of those, are pending. This is all good news for us. So where houses are being sold at high velocity right now is the same place that land is being sold. Is it a one-to-one ratio? No. And here’s why, because in highly developed areas by, let’s say Los Angeles County, there’s just not a lot of land left. Here’s the great news. Where there’s more land than houses, it’s going fast, especially property that we like to buy, which is property has great access, that’s flat and usable. That’s the whole show. So we spent a lot of time talking about assessors and taxes and stuff, which is fine.

Jill DeWit:
Can I add now?

Jack Butala:
Oh, sure.

Jill DeWit:
Oh good. I wasn’t sure it was my turn. I’m glad that we’re talking about this today because this is something very new that I have added as a normal thing to my due diligence. So when I’m looking over a property, I have my initial things that I look for. Is it an easy transaction to close? Are people live and able to sign? We get through that stuff. Are the back taxes not crazy? Now I’m looking at access. Those are the things at the very top that are really easy to rule out. Passes all those tests. Now I’m getting into it going okay, did we really come in with a good price? Okay, how’s it going to sell? What else is going on on the property, in the area kind of thing?
And this is new that I’ve added to that second level, which is really the last level. Well, they only have two levels. I have a cursory level of due diligence, and then I have a now we’re serious about it level of due diligence. So it’s in the now we’re serious level. And that’s one of the things I do. I jump into one of those… Whether it’s Zillow or Realtor or something like that, and I look at the houses, and I look at the land. I look more at the houses than the land because a lot of the places that I’m buying, I’m very fortunate to not have a lot of land numbers because I don’t want a lot of land. I don’t want a lot of competition. So I’m doing that right. But I have houses that I can gauge it with.
And it’s so interesting. So all do zip code. I’ll put in the same zip code that the property’s in. And where did I get the zip code? I got it from NeighborScoop. So I put the zip code into, let’s just say Realtor. And I usually do Realtor and Zillow because sometimes they pick up on different things. So one might have 300. One I have 380. I’m like all right, I got what I needed out of this. So I’ll put in the zip code, and I’ll go to, like you said, SFRs and see what’s listed for sale. And then I’ll hide the pending, and I’ll see what the percentage is. And if it’s less than 40%, that’s contingent. I’m going to look a little bit deeper.

Jack Butala:
That’s a good rule right now. 40% is good.

Jill DeWit:
That’s a real good number for me.

Jack Butala:
Hey, by the way, why are we doing this show now? I’ll tell you why. Because this didn’t exist not that long ago.

Jill DeWit:
Couple of years ago.

Jack Butala:
This technology, specifically in Zillow, is click, click, click, click, click, click, click, yep, we’re buying it. That’s literally how much time Jill and I… Well, I don’t even ask her anymore. She says there’s two stages of due diligence. No, there’s not. There’s 15 seconds of Jill’s gut when she pulls the stuff on the internet and says, “Yes, we’re buying it” or no. If you’re brand new, is it going to take you 15 seconds? No, it should take you like a half hour to an hour, and then you should doubt yourself because you’re new. Then you should reach out to the other people in the community with the tools that we use to check your fire, get another set of eyes on it. We’ve been doing this so much that in every corner we turn around in our careers, turn down the next corner, there’s more data to make these decisions easier.
So it’s all very, very positive. The big picture point is. Home sales, SFR specifically, then land sales are very tied closely. Is it one-to-one? No, because for the reasons I said earlier. The percentages are different. In rural communities, there’s a lot more land than there are homes. Believe me, right now… On Thursday I have a whole discussion that we’re going to talk about Lake Tahoe. Jill and I just got back from there, and there’s a mass real estate acquisition exodus type situation happening. It’s a perfect storm for real estate in Lake Tahoe. Here’s the elements of the storm. And it’s very along the lines of what we’re talking about. It’s within very easy driving distance from San Francisco, number one. San Francisco is dominant tech community. So everybody got sent home, and they’re probably going to stay there.
Google, I just read in this article… We’ll talk about it on Thursday.

Jill DeWit:
July, I think.

Jack Butala:
Google is like they’re not going to bring people… This Google campus business, they’re like no, we’re not going to use that anymore. Everyone’s doing great at home, and they’re hitting their numbers. Number three, the kids aren’t going back to school.

Jill DeWit:
That’s a lot of it.

Jack Butala:
So whatever school they’re enrolled in, they can do it online. This is the perfect storm. Number four… And this is a big one. I’m not doing this just for entertainment here. There are markets all over the country that are like this. Number four, the prices in Lake Tahoe are like 10% of what they are in San Francisco. So they’re moving out of a $4 million house into an $800,000 house, getting three times the square footage and 10 times the lifestyle. [crosstalk 00:24:23]. If that’s not a perfect real estate acquisition situation? Okay, so do you think that’s going to increase the value and the desirability of land in Lake Tahoe? Yeah, absolutely. And it turns out land is our business. So yes, home sales dictate land sales in the area that you’re in. And search for that perfect storm. There’s like 80 properties that are available on the MLS in Lake Tahoe right now, houses. And like eight months ago, there were like 1200.

Jill DeWit:
